Fast? Not at all, fortunately Sat was to collect ticket only, so have time to slowly digest and think which unit best viz-a-viz price. Otherwise sure make mistake as I was initially eyeing 20x70 corner without realising I will be paying for RM200k garden that cannot erect structure for expansion.

Not much convincing required, Tan Sri reputation is one plus reputable projects in SPSetia. Also I am not totally alien to Kajang - been there visiting friends before and my wife used to work in Beranang for awhile.

EM 40x80

I cant compare the external facade but I can say 40x80 EM facade is top notch...Which part...The side is the best part IMHO with several lines of elongate glass panel (of different length) and pretty much aligned with the stair profile.....

I have yet to look at FH or LH, developer devlierable and exprience, strata title or ind title, overall township planning, what is ummph factor, any other USPs,

For EM, I really dislike item 4 & 5 and not comfortable with item 9 like I mentioned before.

Honestly not all Semenyih or Klang folks have the same idea. Semenyih / Kajang cluster normally sure be glad that they can buy a such concept or house with such price at location they familiar the most and nearer to their parents frens or relatives.

Same goes to Klang / Banting / Pandamaran, generally prefer Canary Gardens due to another excellent French style township at the Klang border.

Totally agree, older folks dislike unfamiliar area but I think those more adventurous will like a change - I will.

I like to think Semenyih is more green but I am not sure? EcoHill site have some write-ups on surrounding.

I wish i have looked at semi-D more often than I looked at cluster. I can share more with you on cluster (all four types) but minimal on smd.....location of SMD is surely better than cluster. They are closer to the lake. Close to no unfavourable units.

By the way, lake may not be suitable for everyone depending how big it is - some people's body constituents especially older folks may not be good if moisture density is higher than usual. This depend on individual and also duration of exposure.

My personal preference for cluster or smd, kitchen and dining must always face garden with natural light streaming in through expansive glass panes and the same for upstairs family hall. So my preference for 40 x 80 is switch downstairs bedroom with kitchen. This bedroom can still face a nice quiet (since it is at a corner) garden presumably suitable for older parent(s).

Thanks bro for the detailed ecplanations! There are actually 2 designs for the EM smd (be it 40x80 or 40x90) - classic and lifestyle. The lifestyle type is the "modern" type whereby the yard and guest room are at the front and the wet kitchen is just right behind the guest room whereas the dinning is at the back. The layout for master bedroom is also a bit "weird" (to my standard). As for the classic type, which is the more common one, the bathroom in the master bedroom is facing /beside the bed - quite a weird design. In general, the master bedroom for both types are not spacious enough. I'm also concern whether there is enough sunlight getting in the 1st floor family hall.

As for CG, I would say the master bedroom is more spacious though the family hall at 1st floor is smaller due to space being sacrificed for 4 bedrooms. But the kitchen area (particularly wet kitchen) is smaller.

Facade I tend to prefer CG (pls see pic).

Nevertheless, valuation wise I believe that EM has greater upside potential partly attributed by the fact that together with SPS Ecohill the vicinity is expected to be a well planned, high grade townships. Of course the fact that Tan Sri LKS being the mastermind for these projects (EM and Ecohill) also carry some intangible values which we can't ignore. CG lacks of other sizeable high end projects (by other developers) which could uphold the values of the properties there which shall take into consideration of the facilities and infrastructure in the surrounding area. Accessibility is one key issue. Publicity of this CG project seems not done so well too compared to EM. Perhaps because of publicity, people tend to have much confidence in EM. Also, a friend of mind raise a valid point that Klang people rarely stay in service apartment - so how well will the high rise (on top of the KSL Mall 2) in CG be selling? Saleability of the high rise units will be one of the critical success factors of CG township.

Sigh... how to choose???

I think its true that semenyih side more green due to surrounding by a lot of hills and trees...

Guarantee windy for few seasons at least.

One thing tho bout canary gardens is that there is a lot of trailers passing by the main road in front of the area, contributing to the poor road conditions (holes... uneven...) and will remain poor as the trailers gnna pass by.. and the trailers will pass by cause the road connects industrial park to harbour ports..

Second thing is the long queue at the traffic light at heading towards Kesas.. It's a lonnggg queue disregard any time of the day..
