Who are staying in foresta?mind to share about traffic in and out of the condo during peak hours?
is it congested or jam?

Where do you usually head to? But I would say there is no standstill jam to say the least during peak hour, just heavy traffic but overall is moving.

I think during the morning, worse case is 40 minutes

Evening, worse case is 50 minutes.

Many owner occupied, around 50% stayed in already.. The air quality here is lovely

I travel to klcc around 45-60min morning peak
Evening almost the same
But if u willing to pay toll
The will be much faster

Seems like this place still getting not so bad comments. Not sure if anybody is checking that on iProperty so many units are selling at big losses. Every 1 month I check iProperty, the price is getting lower and lower.

Sometimes not the seller, but the property negotiators who are playing the dirty tricks publishing low price to lure in enquiries.
There is no actual unit when you call. they will tell you this unit is sold and they have higher price units available. Or they will tell you someone about to place deposit, and you can cut the deal if you pay more.

Negotiators, motivated by self-interest, to get inquiries but negatively impact the owners. Hence, the owners should not work with this kind of negotiators.

correct. Those selling below 800K are those unit in Block A and facing the phase 2 construction site.
SO we can't use the lowest undesirable units' price as a yardstick to generalise all units in Foresta are in cheap sales.

Bro pls share which route and time u using daily that manage to reach klcc in 40min without paying toll. Tqvm it is so so much appreciated.

Those week before CnY need min 40mins from jinjang to reach reach duke interchange in Jln Ipoh. This week also need 20-30mins. travel time 7.30am in jinjang.

I'm not sure about Block A facing construction but it seems like the price is still pretty much the same.
I found a super cheap one which was quickly grabbed up (700nett non nego) at Block D.

In terms of pricing... just try calling some of those agents up. Most of them after "Fishing" for leads and upon calling would either tell you 1. They are already Sold. or 2. Come over and we'll discuss.

I think it's really hard to trust Advertised price.
Recently I got a report form a Property Evaluator with last transaction price

Type A
Block B - 738k
Block C - 730k

Bro, it is supply n demand issue. Market will adjusting price to the optimum level through time!
Longer term DF pricing should be progressive subject to Developer's promises fulfilment and buyers holding power & intents.
