Wawawa taiko here still talking about ekocheras. Really true fans..
BTW read from propcafe.net fb.. According to them Seems like something is happening around pandan Lake club there and sound like will be their next review project..
Pandan Lake Club compared to ekocheras.. What do you all think? Or maybe totally can't be Compared.. Hahaha

I would like to see Block E to do well too since it will affect the price of the sohos indirectly. If on a psf basis, both soho and block E have the same price, which one would you go for (excluding design preferences)?

The safest option is still Serviced Residence. Reception of SOHO is still at growing stage as it could be a double edge sword hmm.gif

The land of Pandan Lake Club is under MPAJ, so it is Selangor address and cukai pintu hike not affected like those in KL. (vs EKC under DBKL)
But nearby houses are LH leh... so is this a LH project too?
How far will it be from MRT 2?
The nearest LRT is some distance to walk leh...

Back to BlkE, l found there is type E2 located at low floor. One unit is still available as of two days ago. (Other units are bumi units).
Layout not found in brochure.
Is this type having 2r2b like those C or D types?
If this unit has 2r2b, then it will be a selling point.

It's a "semi D" corner unit, located on a low density floor and a bit "hidden"....can be a "safe house" ....LOL

If same price psf

1. Block E pure residence vs office distraction for SOHO, better for residents
2. Block E lower density
3. SOHO duplex nice feel
4. SOHO tower has sky lounge and tallest building in Cheras
5. Block E better security as SOHO will have more "public" visitors irrespective of whether the visitor need to leave their IC at the security counter
6. SOHO nearer walk to MRT station

Soho is under HDA so will incur gst. Sovo and sofo are not under HDA so will incur gst.

Block J & H will apply 2 d younger crowd due to duplex concept. Block E will appeal to d older group as it is only one level. So no need to climb staircase.

Sorry wrong typo. Soho is governed by hda. So will NOT incur gst as it is considered residential.

The One South Flexus Duplex SOHO better, they have a door at the lower level as well as the upper level...both levels have a bathroom...SA even boast can close off the staircase n rent out to 2 separate tenants to enhance rental income

For Ekocheras, what will be the floor with upper level be like?
