As u mentioned 1/3 of the unit is unsold which mean no ppl stay so the MF collected is proportional to the MF used for repair and maintenance.

Just imagine if 1000 ppl using, the equipment life span is 10 yr.
If only 300 ppl using, the equipment life span will be usable more than 10 yr as less ppl use.

I things the most important thing is how to maintain the quality and high standard level of the apartment, we bought the apartment (EPIC) at high prices . the purpose is to have a high-quality living environment, facilities & quality of maintenance, i think most of the buyers think so.

Because of TAHPS (BHD) developers save money and cause our apartment facilities to be inadequate, as well as unprofessional apartment management and security system, cause many units unsold, which directly impact on the decline in Epic unit prices drop.

We must be far-sighted and do not make any noisy without any small factor, Only well maintaining the apartment's good quality and professional management standards will determine the future of the Epic residence

if we simply reduce the management level of the apartment for sake of saving money, we will eventually loose more.

What we can do now is to set up a MC deal with developer to reflect on how to improve the quality and management of apartments.

If the Epic Residence can be upgraded to raise the standard of facilities & improvement the management, the remaining units will be more easily sold out, at the same time our unit price will rise, of course the rental fees will better, this only the way WIN WIN WIN ...........

Agree partially, but unfortunately unfortunately there are owners who brought many visitors to use the facilities.
1 house brought 7 visitors inside the pool, 1 house brought altogether 6 persons using the other facilities at the same time.
I have witnessed, who able to control ? This will happen again & again.

Our MF is EXPENSIVE in Puchong area, no doubt. Many people cannot afford to pay this rate years after years.
At this rate of MF, make it even more difficult to sell a developer unit or subsale unit.
I rather use the excessive MF on myself rather than pay but still get angry.

Another thing, I bought EPIC within 2 years after open for booking. Our purchase price is not expensive at all because this area cant be sold at expensive price like PJ.
I bought for RM 505 psf after discount, where got expensive ?
Now still selling below RM600 psf, not expensive.

For your info, EPIC is still selling at reasonable price.
I called the developer office today & the sales staff replied the CHEAPEST price NOW is
RM 560,000 for 1,054 sf 3 bedrooms 11th floor = RM 531 psf. NOT EXPENSIVE compared to Bukit Jalil and OKR.
NOT EXPENSIVE compared to the GOOD FACILITIES we are using now !! Just need to improve only, that's why need to set up Temporary JMB, not MC.

Start with a JMB, then after developer washed hands on all their responsibilities and removed itself from JMB, the MC is formed. MC is Management Corporation.

Right Comparison should apple to apple, location with location, above RM500 sq ft condo price in Puchong area is consider very high price. if Epic Residence selling price is reasonable, now will not left more than 30% unsold unit. if want self-deception or (SHOCK SENDIRI) why not just compare Epic Residence price with Bangsar, Tmn Tun or Damansara Condo price.

in Puchong area i just surveying (all nearby area) with RM500-600 sg ft condo or apartment, found that Epic Residence is the worst (high price & poor quality & maintenance)...you all can check with yourself (O2 Residence Puchong South, La Thea Sierra 16, Pavillion Bandar Puteri, Sky Residence Puchong Jaya & Elevia Residence)

Don't forget TAPHS just successful selling 90% for Andira Park (last month lunching), means people still can afford buy RM500k-700K properties, but need reasonable (quality & standard)

Why Epic Residence still left 30% unsold unit after VP, the answer very simple only, just because TAHPS unable deliver price (RM500-600 sq ft) quality or mid-high level standard Apartment to buyers in Puchong area.

i believe 0% selling (Epic Residence) since VP until now, because all the potential buyers will not interesting when found the real Epic Residence unit design concept & maintenance quality if compare with the catalog concept catalog.

This is my main objective to have a meeting & set-up temporary MC to bring back our should have the benefits from developer.

Legitimate MC must be supported by more than 70% of residents, now still less than 30% stay here, i thing set-up temporary MC first, wait until more than 70% occupancy only re-elect or set-up permanent MC

MF for mid-high level condo in Puchong area are (RM0.30-RM0.40),
MF for mid-low level condo or apartment in Puchong area (RM0.15-RM0.30)

We are going to set up temporary JMB, not MC (as I mentioned above).
After VP 2 years around that , then only can dissolve JMB and set up MC.

No point analysing in lowyat.net about why the developer unable to sell off remaining units. All of us are not professional valuers & these are personal views.

Is the 1st meeting ON tomorrow 7.30 pm ?? Introduce yourself on that day and talk there !!

Since I don't think much people will go in lowyat forum and once the chat group created then we can put a small flyer at guard to populate and encourage owner to join this group chat.

If i not mistake, the group is mainly for epic owners only. If you is tenant, they won't add you into the group.

Just feel disappointment and upset on this new development, most of the things really do not meet consumer expectation.

Paying RM0.32 MF is really not worth it la. And the water utility is freaking expensive, the management is charging 2.28 per m³, commercial water rate. The most expensive water in puchong for domestic usage (No free water for you!!). One more thing, the quit rent is not included in your MF so you need to pay separately. MF is billed by quarterly, so every months you need to remember to pay before the due date. Memory must be good enough. If your memory is not good, then it is advisable to pay 3months MF in advance(as per their billing) to avoid any late charges (no early bird discount for you even you pay in advance).

Try to ask the management when can the residence get their own Syabas meter, they will always taichi the residences by using below excuse such as wait for the 1st AGM, new JMB and etc. For your kind information, as of today, there are no JMB since the first VP back in July 2017, ask the management, they will tell you, they will set up the JMB within 1 year, still got 5 months to go, let see how things work.

Epic outside look pretty, but inside really look like a low cost condo. The bomba lift lobby for each levels are dark, parking lot light is not on 24/7(try to collect your car at 7.30am, you can feel the dark, dark until cannot see your own finger). Evening, the light will only on at 7pm. Come back before 7pm, you can see the corridor and your lobby is dark. So really no ideas why residences need to pay so much for MF.

The facilities is even funny la, Kindergarten at level 5 (which mean in future, the kindergarten operator can ask non-Epic residence to come in, something gonna fishy here la), game room@level 5-pool ball need to get it from ground floor security room (which mean everytime you want to play the pool, you need to go to ground floor to register then take the pool ball back to level 5, after done playing, you need to carry the ball all the way from level 5 to ground floor to return, they really think the residence have nothing better thing to do. Service level is seriously not friendly at all. Paying expensive MF and property price but get low class services.

I believe epic puchong is in commercial title but residential usage.

Tnb individual owners can apply to change to resi rate but for syabas there is no such conversion.

Do you have shops catered for public on ground floor?

Am abit confused here...
I checked two blogs...both blogs claimed that tis project is residential title

Yet

They called it service apartments or epic residensi. Directly it means commercial land title but resi usage.

Journalists in this country really need to buckle up and improve their skills and knowledge.....

Totally no ideas, when purchase that time, the salesperson say as long as it is residential, you can convert the charges back to residential rate. So far, only TNB is residential rate, water still remain commercial rate. Ask management office, they say need to wait until 1st AGM first, then need to vote, see how many residents want Syabas. Just wondering, who will say he/she don't want Syabas meter? Let see how things work, 5months to go.

You will found out more issues when you start moving in. Keep Calm and Relax, although your wallet is bleeding.

Sad to tell you, the shop lot located at the ground floor is empty. Even the kindergarten is not operating too.

Got shop ground floor....definitely commercial title.
Tnb can change...
Syabas cukai pintu cukai tanah all cant change.
I believe water bill min rm6 per month.
