All Epic Residence owners or Investor please attend the first meeting on 2/12/2017 - 8.00pm (pool side)

Meeting agenda
1) Set up a committee
2) TAHPS deliver a mid low standard condo to us, but selling at high level price.
- passenger lift look like old design stardard
- level G-4 car-park lift lobby wall furnishing look ugly
- level 6-19 water piping on the corridor not hidden, very ugly look
- after VP still have 35% unsold unit (cause our property value down)
3) KJ properties unable maintenance mid or high level condo
4) Slow response (after complaint no action for common area)
- Roof top LED light failure almost 2 months still unable fixed it
- Roof top Sport light failure operations
5) Security not control well (contractor damage our lift & property)
6) Request car-park lift bobby must be always ON (too dark)
7) Poor cleaner service (all the car-park lift lobby glass very dirty since VP)
8) Poor landscape service
9) TAHPS try cut maintenance & security cost (cause poor quality)

I rented out to 2 huge african guys. I have no choice la...installment and maintenance killing me...

Must do anything to pay the bills

Maybe better i dont pay fee better since the place EPIC fail liao....

Rental to Africans is only harming your self & others residents, because there are already many examples about Africans such as drug crimes and so on, if unfortunately, the Africans would one day take excessive amounts of drugs and die in your unit, you think you unit still can rent or sell it ?

If Epic residents living standard or quality dropping will affect to everyone owner & investor the & loss will be greater then your monthly pay installment or maintenance fees ....please think for long term

Because there are still many people have not moved in yet, due to shortage of people, i suggest this week (first Epic residence meeting) postponed till after 2018 CNY . During this period we still can complaint the maintenance & security issue (individual) by email {epiresidence@gmail.com) , because the email has time records, if the management of apartment is still lazy, delay and does not handle the issue, we can take action in the future .

I just send a complaint email regarding the roof top LED & sport light issue, now i just wait their next action. i will keep all the email transaction records and send to TAHPS (all director) if problem still unsolved.

Why postpone ? Just have a meeting on 2 Dec 2017 (Sat) pm as you proposed.
I believe many of owners wanted to come out & discuss between ourselves. Let's come together.

Who can tell me how many residents will attend this Saturday meeting? As far as I know, many people travel on holiday this Saturday, and at the moment there are no more than 15% of residents living in apartments, and I would support if yours still think this Saturday's meeting will continue & will affect

Guard said so far 80 units are occupied. But I believe almost all owners taken VP.
Ya, maybe this Sat not suitable. Why not next Sat ?
No worry, people will spread out the meeting date by whatsapp or mouth etc.

Wait, not everyone think it's important of adopting all your agenda / objectives written in the 'Notice' as some of the matters are KJ property & guards' jobs.
How about Cost saving attitude that should be practised from now onwards so that when developer hand over the management job to MC, they pass on a property with LOW costs on repair on aircons, swimming pool etc.

The idea of keeping the lights & aircons in tip top condition means repair/ replace when faulty , switch to 24 hours of cold air non-stop ? All these mean excessive electricity usage & using our maintenance fee to pay for it.
If you keep the running cost low, we have a chance to reduce Maintenance Fee. This is most important for owners as I see at this current Maintenance Fee, our MF is the most expensive in Puchong area.

Please take into consideration of the MF income.
1/3 of the units after so many years still unsold yet. These are big size units mostly 1,8xx sf and above.
Assuming all these units remain unsold. Based on sf calculation, these are HALF of the total sf in these 2 towers.

Approx, means after 2 yrs (MC formed & management responsiblity pass to MC), we can only collect HALF of the Maintenance Fee if take sq feet as calculation basis of MF. How to survive with this monthly fund if keep spending money on unnecessary enjoyment as mentioned above ? Sure there will lots of repair on lifts & aircons, change of light bulbs.
