Country Garden last time sell tickets and people have to pay to make booking

Now still have available units even for the terrace and need to complete so call 6 stars club house so as to entice more buyers

Agree with most of the experienced purchasers! The starting price for all types of terrace houses there is on a high side. In my opinion, the terrace houses type will mostly attract the small family members and they have limited monthly income (mostly white collar professional). These people r mostly work in KL or PJ ( I guess). Versus another group of people who r high incomer (businessman or holding high level positions in a corporate), they will likely pick the Semi-D instead of terrace houses ( if they really wanna stay in an area with less amenities like Banks, decent restaurants, entertainments, etc) my 2 cents worth icon_rolleyes.gif

investment wise, ppl are irrational... some thought grab a units then profits starts and expected in 2 eyars time (\landed) and (high rise) 3 years

hope EM really got ppl buy and stay, like that next time go semenyih also got some attraction maa.. can loiter around their lake... all depends on SEH, if SEH vp by 2016 (early) and got ppl start move in (lot) and banks and shops open, then hope starts..

I am buyer of SEH, the response of EM is definitely colder than SEH. Pricing played a big part. Please don't forget SEH terrace was only 408k eventhough the size is smaller. And it was sold out within 3 hours of received SMS.

agree the concept is very good but pricing is on the high side.

initially rumoured 500k now become 600k. but also cant direct compare SEH terrace since EM is stratafied terrace.

THe immediate test is gonna be SEH Phase1. VP date is end 2015 or Q1 2016 whereas EM VP date is expected to be Q3 2017. I read from SEH thread, Tenby is committed to come. THey are working on Kebangsaan and SRJKC. And neighborhood shoplots are coming. Neighbohood shoplot can be completed within 2 years or less, No Schedule H required. They can fast hand fast leg if they plan for it. To get banks to drop by is not a boulder for developer of the size of SPS or EM. They need banks. Banks need them. Banks in Setia Alam came pretty fast i.e. like the 2007 or so. Someone may need to correct this if memory fails me.

I am quite confident with SEH as lower entry point will already pull in genuine stayer who is looking for affordable landed. However, for pricing of 600-700k may allow the genuine stayer some options of higher end condo nearer to the cities with better amenities and facilities. Yes, landed and condos may not be comparable, but the budget of 600-700k will allow you options to choose housing nearer to the cities. Unlike SEH, which 400-500k only allow to buy medium range condo nearer to the cities, which I personally prefer landed even though it is further outside city.
