I am buyer of SEH, the response of EM is definitely colder than SEH. Pricing played a big part. Please don't forget SEH terrace was only 408k eventhough the size is smaller. And it was sold out within 3 hours of received SMS.

I am quite confident with SEH as lower entry point will already pull in genuine stayer who is looking for affordable landed. However, for pricing of 600-700k may allow the genuine stayer some options of higher end condo nearer to the cities with better amenities and facilities. Yes, landed and condos may not be comparable, but the budget of 600-700k will allow you options to choose housing nearer to the cities. Unlike SEH, which 400-500k only allow to buy medium range condo nearer to the cities, which I personally prefer landed even though it is further outside city.
