Yup...still managed to get it...but since I just entitle for 70% margin loan, therefore I proceed with rebate or discount in lieu of DIBS....

I definitely agree on the low entry pricing in SEH for being venturing to first phase of Semenyih (at this side).

The other way we can look to compare EM and SEH will probably be GnG vs FnG and the difference finishing offered by respective developers. If we dissect the PSF, i think their difference is about 10+% rather than seeing a 400+ K prop in SEH vs 600=K prop in EM. SPS is always very smart in attracting low entry buyers by offering smaller BU and then eventually slowly increase the BU and prices. This is the same strategy in Setia Alam. It worked well at that time till 2009 where 5/95 came to rescue..... nod.gif

lets keep our hope open... upon vp, SEH selling prices was posted by TKJ , so not a cheap entry anymore for home buyers...nevertheless still hope from the strands of buyers in SEH, there could be home owners too.. but queing and buy investors most probably more than home owners..

well for setia alam case.. yup mall is established but was there enough demands (ppl) to support setia alam.. and the coming shops if price are high and location is far for home owners.. last i recall DSL 800k .. SEH should be around that.. but as you can see, EM minimum selling 560k hmm... EM consider good or not?

anyhow, im a newbie, please correct if im wrong.

agreed.....property in Semenyih sure will rise in future just need the time to hold it....for ur information, Semenyih will be rise up as industry area in future....many factory project here as well.....
