Basic unit or fully furnished, rental should be good & premium.
My forecast for basic for 3 bedroom around 1600-1700. Same type fully furnished, can fetch more than 2k.
Potential tenants must have prepared to pay for premium since next to Aeon Mall.
Or else, location not justified for average rental.

Not all serviced apartment in Shah Alam or surrounding area next to AEON shopping mall and LRT 3 station as well. So, this EMIRA must have the special rental rate and worth it. Cannot be so cheap below RM1500 for 1 bedroom. Sri Acapella, Metia and also Menara U also cannot beat EMIRA for rental rate.

Honestly looking way better than my expectations. Though I wish I knew the quality level of materials used for the FOC kitchen fittings.

Rental wise, Emira definitely can fetch better rates than neighbouring condos bar Sri Acapella just because of its location. Unless Sri Acapella tenants decide that living next to Aeon is better, our rent should be just below that of theirs until LRT station is ready.

I feel that owners shouldn't really aim for MSU students as tenants, that's what Menara U and the hostels are for.. Instead, think young families and professionals working nearby in the industrial areas, expats currently staying in Sri Acapella etc.
