since there is a proposed station 10 for LRT3 right in front of Emira, how does Emira link with this LRT station?

there will surely be covered walkways to the station. Do not think of aircon bridge like tropic gardens, no buyer here paid for that and should not expect it.

Then this is very good. At least emira has advantage compared to other new built condo in sec13.

closest to lrt3 but must go through heavy construction till March 2021 opening.

Don't expect 1.9k rental for 1br. if can get 1.3k FF considered good d.

What are the target for rental? Mainly for MSU undergraduates? I don't think rental can easily up to 2k even for 2BR type.

Average rental for MENARA U with size 622 sqft around RM1700-RM2000 (far from AEON and LRT 3 station as well) and facilities very limited compared with EMIRA.

Different game

Msu students doesnt need lrt (most likely)

The most logical target is the one who really needs to ride lrt for work.

1k per room, abit ambitious at this market situation now (assume 2BR for 2k)

This is akin to comparing KLCC and sentul LOL. menara u psf rental is more than double compared to v residency. 2 totally opposite locations of the federal highway.

On a side note menara U is much closer to MSU compared to Emira and will continue to be a hotspot for rental

Heard that MSU gonna built their own hostel in the future.
Anyway dont think students there able to afford luxury type condominium.

Example Menara U2. Subletter heaven renting out per head. 450sqft. 2 bedrooms. They fit in 6 pax in the unit. 4 in the bigger room. 2 in the smaller room. Using double decker.
