Still got developer units for 1 n 3 bedders although limited.. 2 bedroom close to 0 units left (maybe only level 8 garden unit)

Should be ok to transfer with some penalty from developer if already signed SPA. If havent sign then i think will be more easy

Passed the AEON n Emira site just now. the AEON is HUGE (best picture from the shops closer to MSU)! Emira' s site looks a bit small but is directly across the Aeon la..dont think got access from persiaran sukan side. The cleared land is Emira btw..

Hi..bro....Emira only come with 2 resident lift and one bomba lift....half Olympic size swimming pool....do you think is enough for total 380 unit?

U count as 3 lifts (1 double up as service lift).. apparently the lifts are better quality etc, so it'll be quicker but i still think it won't be enough. Lavish lifestyle but not so lavish waiting time. Emira also has 2 facility floors with skygym, rooftop gym etc which means more ppl going up n down.

The 25m pool should be just enough la for 400 units as many units are studios n 2 bedders unlike Z residence 1000 units of 3 bedrooms with a 50m pool. I still expect weekends to be pretty crowded la.

U wanna buy emira also ah?

Update about TTDI Sentralis Nearby by Naza TTDI:


Just called the SA...

Apartment launching before September dis year.. Price very good.. 550 psf estimated... only 186 units..
Sovo still available at 500psf plus.

Sa also mention major/big retail group bought the

Stylish Retail of 75 Shop-Offices, 1 shopping mall & 2 Drive Thru's & Spacious Offices of 29 Boutique n Corporate Offices in TTDI Sentralis

Retail group is the one associated with times square KL tongue.gif

Still consider .......whether have room for capital appreciation as the launch price is rm580 psf after discount 3% + 2% .... Personal think if one exta lift will be better......in term of rental..... It will face high competition ......

Boss, ur price quite high already. Should consider TTDI sentralis with big 'successful' retail player as well. I would definitely buy GEO Bukit rimau if given the chance. Although Seksyen 13 is gona be more ONG with all the commercial development nearby, I think Bukit Rimau area lacks highrise units. Although it's an untested market there, Geo's location is quite doable.

Btw, Emira signing SnP before March.

Tai gor Babizz, from what you shared here, is it TTDI Sentralis a better project compare Emira?

Low density 186units compared to emira 400 units is a huge advantage right? Addition, the price are very competitive

Yes but I doubt they will price at 550psf. Piazza D Kayangan apartment (same USP as Emira) selling from 650psf to 900 psf drool.gif drool.gif drool.gif drool.gif No use dropping Emira n waiting for Sentralis as that will be in 9 months.

Even Naza staff think the LRT will be opposite of Petronas (beside Emira) integrated with Stadium Malawati n TTDI Sentralis mall is a small mall compared to big AEON. Emira should be more high end also tongue.gif

If u are contemplating on dropping Emira for something, I'll still suggest Geo Bukit Rimau smile.gif

Do take note that,

OSK has reduced the maintenance fees from 0.30 psf plus 10% sinking fee to 0.26psf plus 10% sinking fee. I think down from RM380 to RM350 +/-.

Their 2 bedroom fully sold few months back.. Some investors doubting the viability of the 1 bedroom due to the large size unit compared to Menara u/u2 that's able to fit 2 rooms into a 600sqft unit so can see units drop off n on.

Funny OSK stop promoting/advertising for Emira on all channels maybe cos hit 90+% d.
