can't access FB but its quite difficult to really monitor that only genuine buyers of RV are allowed to join the FB Group

SPA is not signed yet and honestly, I am not comfortable to reveal which unit I bought

Any ideas how to ensure only genuine buyers / owners join the Group

I would say very hard loh. My condo community failed to do this.
Unless you can make those owner sign in FB close group by reveal their unit number?
or approve them during the SPA signing

Perhaps after SPA is signed, we.can scan the.cover page of the SPA but.censor the unit number.

After u have compiled the details, u can create a close group.

Btw, may also need to censor out the full name too.

What do u think of this proposal?

My agent just told me they're offering rm22k for extra parking lot!! Any one here bought extra for 645&699sqft units? Initial price is too expensive.

Not possible Bro. Would u pay RM200 to RM300 a month, just for parking in your own condo unit.

Most people willing to pay max RM100 to RM150 per mth.

But even at that rate, the yields are better than FD

RM100 per mth = 5.45%
RM150 per mth = 8.18%
RM200 per mth = 10.91%
RM300 per mth = 16.36%

it depends ... esp if there is shortage of parking in the area.
kelana jaya condo are all renting out their parking for RM 250 per month few years back and its hard to get too.

Take a look at current old klang road traffic jam. Plus pearl suria just beside RV. Im sure surrounding are will be packed with cars. Purchasing additional car park is a good idea.

According to my agent, it is open for the 600sqft owners as their unit comes wit only 1 car park. So u wil nd to top up 20k++ for the tandem car park like the bigger units. But u wont have ur single car park bay anymore. So by then, they will c how many ppl bot the tandem car parks n thn they wil release the single car park bays at much higher than 20k.

Looking at the parking at Jalan Sepadu 5 at night, I would strongly advise against taking up an additional car parking lot.
