Ok we just confirmed our unit !
Deciding factor (depends if ur thinking interns of investment or own stay lah ya) 1. Location (jam is good, jam means got human flow n I won't bother buying a place with no human flow) 2. Freehold 3. Partially furnish 4. I heard good reviews on kerjaya prospek from industry friend if their work which gives me confidence of this project will be done well This post has been edited by Ravenz: May 6 2014, 01:13 AM |

QUOTE(tracia1335 @ May 6 2014, 09:00 AM) Yes, this is the second time i bought from Kerjaya, i bought one of their unit 4 yrs back, the good art of construction work is like what you seeing in the show room when they handover the key to you. I have trust and confidence with them in this matter. Their financial status is very strong, from the bank statement, they only withdraw money from bank on the last yr and almost end of the construction process. yea this is what i heard from my agent as well on their financial status and this i place high importance when looking into a property - dont want to book a unit and the developer run off with our $$$ on prelaunch at 1st may we went lots of unit which faces the pool and lower unit is all sold/booked as well.Hopefully this project also the same, means that i can save some bank interest. Haha. |

went back to their showroom with my other half this time and really impressed with all the things provided together with the unit which means id dont have to think about renovating, designing and also crack my head into spending more money later on.
most of the lower floors are all fully taken and now what i notice available is 15th flr and above |

QUOTE(HELLO HELLO @ May 13 2014, 11:11 AM) Think twice this more jialat than 9 seputeh. 9 seputeh better if compare to this non human stay no window room unit. other than the room no window ......9 seputeh is more expensive, no car park, leasehold, high tension wires running beside the development (northern side), nearby oxidation pond, and for 1 of their smaller unit 1 of the room also have no window so i dont really see how they are "better" but hey, to each their own ya This post has been edited by Ravenz: May 13 2014, 02:11 PM |

as far as i understand at the showroom last sunday kitchen, living room comes with plaster ceiling
i didnt ask on bathroom (dont see a reason to) and also the bedroom as this wasnt important to me since the main area is fitted - that is fine by me LOL actually other than sofa, tv, coffee table, dining table set, bed and lamps. This post has been edited by Ravenz: May 14 2014, 11:06 AM |

QUOTE(cfa28 @ May 20 2014, 08:05 PM) Think should be Low cos so far only hear of Service Apartment owners complain that their Bills are higger than Residential but not on the monthly Min Charge of RM600 per mth THANKS for this ! i just learn something new today I have tabulated the difference between Residential and Low Commercial based on estimated Kw used per month kw used / Res / Comm / Diff (%) per mth (RM) (RM) 200 / 43.60 / 87.00 / 99.5% 300 / 77.00 / 137.90 / 79.1% 400 / 128.60 / 188.80 / 46.8% 500 / 180.20 / 239.70 / 33.0% 600 / 231.80 / 290.60 / 25.4% 700 / 286.40 / 341.50 / 19.2% 800 / 341.00 / 392.40 / 15.1% 1000 / 452.00 / 494.20 / 9.3% So for Commercial as you use more, the difference is less obvious but almost 100% more for light users. My monthly bill is already RM120++ so, its almost 50% more. Must appeal for Residential Rates. Any one here got experience in appealing before no wonder some friends of mine has been complaining about their "high" tariff and they stay in condo. My guess is that they dont realise they are paying commercial tariff compare to those who is staying in a house ie - residential tariff. Didnt realise that a condo/service apartment/ apartment can be on commercial title .... thanks for it. |

QUOTE(ejlim88 @ May 23 2014, 09:33 AM) Hi Ravenz, apparently our agent who handles all loan stuff only submit to CIMB and not the rest ... so now getting our agent to summit to other bank and see what kind of rates we are getting. I applied to CIMB as well but unfortunately I didnt get a favorable response from them. Apparently I was 'too clean' in the system i.e not having any credit cards and loans That being said, I got a pretty decent rate from RHB and AmBank. anyone got 2.45 or 2.5 ? |
