what is the maintenance per month? how is it cakculated cos someone posted before that there was a developer in kajang which inckuded the car park space to calculate the maintenance charges.

how big is the tandem car park. can park 2-D segment cars or at least 1-D segment and 1-C segment car or perhaps 2-C segment cars

any idea on what can be the expected rentals after comoletion. can cover how msny % of loan installments?

Lets hope that in future that the access Road will be improved, Shop Lots acquired and torn down, just a matter of time.

The semi-furnishing makes it good for investment, no need to renovate to rent out but there is no internal Yard. Will need to dry clothes at the Balcony.

If u already have a roof over your head (living with parents / in-laws) and there is enough place and no conflict, best to rent out after completion and generate some income / pay the installments

If u need your own privacy, then u can move in at a later stage.

does she want to stay with your parents after marriage. Of 10-girls these days, 9 will not want to stay with in-laws. So, ask her, if she can stay with in-laws, u can save RM1.5K to RM2K right when u rent out this Unit.

Location is good but Access road is not so good

They are open tomorrow. If you are travelling on OKR heading towards Klang, at the Traffic Light before Peal Point, Turn Left, go straight and you will see the signs. I think its the first or second junction, turn left. Its Jalan Sepadu 5

For 814 sq ft, most of the lower cost units have been taken up. You are looking at closer to >TRM670K before freebies

For 909 sq ft, most of the units < RM700K has been snapped up. Average price is now > RM730K before freebies

Ppl, before u choose your unit. U can see the exact layout of your units. Most if not all the units, the master bedroom will have Windows.

For smaller units, depends. For 909, the smallest bedroom faces the corridor, so no Windows.

But master bedroom and second room will have Windows.

But all rooms come with free air cond, so no real issue even for room with no air cond

Honestly, can't remember how the bedrooms look like despite being there few times. Why don't u visit the showroom again. I was told it was almost what u see is what u get, save for Beds, Chairs, Tables, TV

i was there 3 times, and it was always open and quite packed. try going there late, say after 12 pm but before 5 pm.

I think next time, there will be 2 access road.

The current one where you turn left at the Pearl Point Traffic Light and then the first left into Jalan Sepadu 5.

They said that there will be a new access road before the Petronas Petrol Station also.

But KL dynamics is changing so fast, just hope the narrow access roads will be widen, traffic improved, etc.
