My guess (based on below)the location of this new launch is near or surrounded to Lake field sungai besi.

One of its main feature is that all of the 492 units will have the benefit of an extended balcony to capture breathtaking panoramic views of the KL city skyline and the Mines Resort City.

It gave me a slight piece of Zest effect before, upon VP and after VP.

No doubt, those enter ZR more than 2 years ago would earned some big bucks. Late buyers, hmm, hard to say.

Nothing is confirmed. Developer will set the final price when near to launching. I just said looking at the market and some info from SA and come up prediction on 580 psf. It's just an estimation, no need to take so serious. Well, heard will launch end of this year. Good luck hunting.

Ohh...is estimation. But Midfield 2 only price at below 500psf in Sg Besi. Trinity group can sell higher than MF2. Good to hear it. Does anyone know the project location?

I can't reveal too much at this juncture, but i heard there''ll be some affordable units (with condition) and normal units which pricing wise is quite good.

You guys should go to the surrounding area there to survey and do your own due diligence.

Hey guys~ i got a close friend who is a sales exec working with Trinity Group. He told me that they might be doing a pre launch just after Chinese New Year. Their Sg Besi project is called Trinity Aquata. As far as he told me, there will be two blocks and 26 levels. Initial launching price would be approximately RM 600 psf after the packages (where they all are actually working on the package). FREEHOLD~ sizes are 11xx - 14xx sq ft. Just behind TBS (Terminal Bersepadu Selatan). Do you guys think the price and location are worth of investment??? I need advice from all the sifu here ~ biggrin.gif notworthy.gif

Most trinity projects are high dense

Zest 720 / 5.6 acres = 128 units/acres
Z 1136 / 7 acres = 162 units/acres
Trinity Sg Besi New project 492 / 3 acres = 164 units/acres..

That makes Trinity Sg Besi project is the highest density in Trinity Project..
But you say its lower density than Z.. hahhaha

Zest 720 / 5.6 acres = 128 units/acres
Z 1136 / 7 acres = 162 units/acres
Trinity Sg Besi New project 492 / 3 acres = 164 units/acres..

That makes Trinity Sg Besi project is the highest density in Trinity Project..
But you say its lower density than Z.. hahhaha

Well.. I never say that it is lower density than Z. Think it this way, Z = 1136 units, so you are expecting to see 1136 unit owners around and sharing on the same land. But unlike the sg besi project, with 492 units, you wont see that many faces compare to Z. that is why i said it is at least better than Z. blink.gif

Why not consider 288 residence @ kuchai lama? Only 288 units with 2.89 acres.

It is also selling at rm600 psf and handover is expected soon. There are still developer unit available, u get free spa, etc.... much better than buying new launch. Less risk in my opinion.

I'm quite impressed by the design layout and amenities. Too hard to swallow base on the location and price. If the smallest unit come with RM500/psft I might seriously consider it. wink.gif

Basically its very low density, below 500 units and freehold and near to all Public transport such as TBS (LRT, KTM, KLIA Express, Bus transit), HSR in future and also MRT line 2 that link with existing LRT station.

Dont Think much will goes wrong as other higher density project can fetch the price and not so strategic location

better not buy...too expensive and judging with some of their previous projects...expect a lot of defects in your unit and also, the frustration you're gonna face when dealing with their Sales Admin
Zest has got issues with the tiles popping out already....ceiling leaking here n there
Zeva delivered late and until now they cannot give any news on the LAD payment back to buyers..if you go to the building..you can very clearly see one balcony is chipped off and they still dare to issue out VP to purchasers

It's depend on which main contractor engaged by the developer, Zeva and Zest builder are the same. Whilst if you look at their Z residence project, they appointed Putra Perdana to finish the job. And i can surely say they hand over the unit quite well, not to say perfect condition but very much less headache compare with my others. smile.gif

Hmm, I also heard some owners complaining their tiles popping up and previous issue was majority water leaking ...

I consider myself lucky for no such issue, just yet but hope no in future. But, overall, though Zest quality is not perfect, I am happy with overall based on the low price I paid, perhaps compensated from the current good market value and good demand. They cant sell expensive that time anyway due to no brand name yet and market price that time.

I think Zest, Zeva and ZR were all medium and affordable price psf products back then, this Aquata is a bit high price so I not sure they able to deliver up to the quality.

I believe we need to change our mentality....no wonder we have 1st class infra (actually we don't) and 3rd class mentality.

back when zest was launched....it was like 220k cheapest....later price up to 270k for their final block.
for 270k...you can get a double storey landed in nearby puchong too....so its not so medium and affortable.

have you seen the defects found in Zeva? ppl obviously not expecting PERFECT handover (although it would be ideal) ...but cracks on walls and windows, hastily done paint jobs, missing lighting points, cement in toilet bowls, missing U-bend pipe, sinks already leaking, rubbish stuffed deep into drain pipes, etc etc. Is this really acceptable from a reputable developer? Sure, Trinity contracted out the jobs but why Trinity did not QC the work of the contractors before handing out the VPs? They obviously were more interested in getting the job done ASAP without any regard to QC or HSE.

Aquata has water theme? sure, you might just get what you want... water flowing from your neighbour above you (eg: raw sewage)...Trinity then can say they fulfilled their promise in giving you a water themed residence.

As far as i know about Zeva, the furnishing is so so and but they follow up the repair is good and they had been very professional. The VP process was done nicely and defect stickers provided.

Overall is not bad.

I very aware TS is a very good in return upon VP. I nvr regret I cancelled the booking for the unit my fren booked for me bcz I did secured some. I assume it was Titiwangsa Sentral as mentioned by the one I quoted, bcz it was one of the popular project back then upon launching and BBB, where around the same year with The Zest launching. Upon VP together, the appreciation and rental was very good.

The SA said those earlier sold comes with furnished. Now is bare unit, not even come with air cond.
And limited to 50 units only.

The big boss who started this thread should add the name of project to the title. It's called Aquata. Location wise is depending how you see it. Just right next to Kampung Malaysia. No other development nearby, as in coperate or malls. Just TBS. So wonder how will be the rental market after 4 years. Currently they are on stage 2.a or b.

The price differed at almost RM 80-100 psf, its a lot more worthy compare to the freebies like kitchen cabinets, air cons given. Current buyer seems more worthy.

But this is 4 years project? If that is the case, need to put in the higher construction progressive interest.

Actually its 488psf + bare unit + legal fees (12-15k), thats what the SA calculated for me of 1200sf mid floor.

2 car park front n back, higher floor units get side by side car park, those units highlighted in green.

Promo goes on until the first 50 units are sold.

I reckon is ok, probably we won't see 500psf in this stretch anymore in the future.

As I remember, 3 years plus ago freehold leafz was launched at 400-450psf, 1 year plus ago leasehold midfields 2 was launched at 480-550psf, and just recently 3 months ago leasehold nidoz was launched 550psf onwards.

For 500psf freehold trinity, worth going in. What is your opinion?

I reckon is ok, probably we won't see 500psf in this stretch anymore in the future.

As I remember, 3 years plus ago freehold leafz was launched at 400-450psf, 1 year plus ago leasehold midfields 2 was launched at 480-550psf, and just recently 3 months ago leasehold nidoz was launched 550psf onwards.

For 500psf freehold trinity, worth going in. What is your opinion?

i think it's very worth...this is like cheaper about 100psf...so for 1200 sqf unit u can save 120k, 120k can do better renovation compare to the units that previously sold with renovation package, if i wam the early buyer, i will curse the developer now... tongue.gif

Ahhh, hahahaha, I really don't mean to troll tho it does seem like it.... so this would be a main concern then. Coz I see such big land area. A matter of time a huge gigantic one pops up next to it.

Also, in terms of schools, don't seem to have much options. Also, that big patch of BLUE is a 1) lake, 2) sewage, 3) nice nice taman with lake?

Anyone been to the LOT to survey? Thank you.

all normal units. you can call them directly to get a confirmation.

right now, i believe is a good buy with
1) RM480psf
2) Low Dense compare to Nidoz 1800 units and rumah mampu milik
3) Freehold

Absolute price is rm600k for 1200 and 1100 don't ask why but that's what SA told me. The front facade is facing SE. Nice design, low density, pretty swell. Layout is not too bad, open kitchen with open yard next to it. All 1100sq ft will face the pool, which I don't mind at all. It does have 800sq ft unit which SA claimed that they withheld by dev to release it later at a higher price (hmmm).

Drove to site for survey. No HTC, just a great view I believe. From the model you can see that the 2 blocks are built away from the highway below it. Once I turn into the small trunk road, it is Peaceful and calm, even if when it is just next to highway. Well elevated land. Drove through kampung Malaysia for a while, what a tidy and clean place. I am unsure of the place so I am not sure if I can cut through to other highway, or roads that leads to other areas and amenities.

My perception of staying here is that it will require me to drive through highway to get to coffee shops and amenities. Will definitely need own transport. Won't expect much from rental play, as you can find high density condos, very high density nearby. For own stay, this can be considered. Will go there again and drive around kampung Malaysia, maybe can find good sup Tulang and tomyam, or nasi lemak. I wonder if one can do a u-turn to go to the opposite of the highway to drive towards KL And Scott garden.

Ok . Will explore. Correction. Main facade should be east. So most blocks and unit won't be facing morning sun, nor evening heat according to design.

Boss, I was told this Aquata designs is the last batch of an anchorwoman who contributed to The Zest and ZR before she left Trinity.

So I reckon the layout and masterplan could be not bad, or should be quite good. I not sure of the entry exit of the location is consider good or not, some say good some say bad.

But at their products now for RM 500 psf nett I believe this is the changes that, couple with after 8% discount, quite do able. But I still believe, not a must buy product.

Its quite rare to see any good RM 500 psf nowadays anyway.

no 480psf I know of. Its more like more or les 520psf now.

Hmm I wasn't aware of the ding dong earlier, as I just only discovered this place. Please story again here?

The entrance is not THROUGH the kampung. More like, turn left from highway, and left turn again it is the condo main facade, which is FACING Kampung Malaysia.

I must mention that there is a low cost apertment (or is is low cost flat) just a stone throw away.

I like the masterplan.. but I like the developers sincerity in the past to follow the masterplan more. I have been through my fair share of newbie developers who give alot of problems so I put a good premium to this.

Location wise, I unable to comment which is better btw both but I guess both developers wont be kiamsiap. Exsim would be slightly on the edge, npt sure. Probably I used to be TT buyer so my expectation is different, but should be better than our KR2 dev although it was a lot cheaper.

Location wise is down to individual preferences. Nidoz, you can access directly from Sg Besi highway but there are many condos there. Aquata, you can only access from besraya highway. Next to kampung Malaysia and nearer to TBS.

soft launch konon. can start make booking with rm1k today after 2pm.
rm9k again after loan approval, total rm10k, rm10k will be refund after 2nd billing.

839sqft (1cp), after rebate 470k, 10% rebate, buyer to bear MOT and legal on loan agreement.

remaining bigger unit (2cp) that according to aquata homepage, will have 20% rebate, that 10% will be pay out to buyer only after VP.

maintenance + sinking fund will be 0.31cents / psf
spec for unit 839sqft will remain the same like other bigger unit. all units come with bare.

Very tough to enter for me. Need to study more bcz I dont expect good rental here but unsure of appreciation of this area.

Not sure but a bit tempted only bcz lower absolute price compare to Nidoz, LH and 1800 units, very heavy competition.

If the smaller units are indeed selling less than RM 500k, I think it is a very good deal and will be a BBB. New properties hardly launch less than RM 500k anymore. The developers wouldnt do it unless it is a SOHO or a studio. If I am not mistaken, the smaller units comes with 3 rooms?? Decent enough for a new family. Hopefully the taikors here give chance to the family starters who just need a nice shelter over their head instead of sapuing everything

erm, perhaps my definition 'mid high end' for this condo is wrong ? i felt the watery facilities are outstanding, spread over level 7, link bridge with lounge at 12 or 13 floor, 1 acres of private green garden which is visible from the highway. but bear in mind facilities in aquata is not included courts, eg: badminton, tennis..
aquata consists of 400++ units, 144 units from total got assigned for 839sqft, other than that are 1.1k sqft and above.

apart from that, 893sqft is a strategy from developer to lower down the purchase price to cater specific buyers in such cooling market, but i do not think it makes this condo become 'low end' kua...

Not sure as of up to date sales, went few days back and respond wasnt that good.
1k for unit booking and s&p sign later, expected end of feb as there were some approval is not settle yet.

Water feature is cool BT maintenance will need to be top notch. For some fengshui. It may be too much water. Drown. Hehe.

But got tennis court also? Not bad la this one. I suspect it will be a tranquil place to come home to, as it is away from.... Anything. Pro and con by itself.

Current quoted maintenance fees will be 0.31cents/psf and will be stated in s&p, this is what has been told by trinity SA. Not sure how obvious the hiking chart will be in the future though.

For facilities, it is not included all those courts, only water features, link bridge lounge, 1 acres green garden.

Just came back.

Lower floors all gone except 2 units at Level 11 bcz below Sky Deck or water tank. Upper floor, about 10 units sold , so I think about 20+ units sold.

Forgotten the direction of unit, No 2, 3 and 3A and 2 units ( one of it is corner ) face pool / opposite block B and another unit, also corner but face dunno what reserve land.

With 344 units so few, 70+ are 839 sq ft while the rest only 1200-1400 sq ft and so many water features, honestly, given today's maintenance costs, thats a bit tough for maintenance, unsure by 2019-2020 which we expected costs to be arising.

The overall aqua like project is nice and good, but unsure if these RM 500-600 psf product is decent for Trinity bcz they never built such exp highrise but thats today's value. And water features is my concern bcz as an ex buyer, Trinity is all good but always facing leaking issues.

Otherwise, their workmanship and quality, not bad and consider very good against the selling price during under con, thats Zest, ZR and Zeva but I unable to predict Heron and PT 19.

If there is no pool on the Deck then leakage should not be an issue as all pools are located on the ground.

it maybe good or maybe not.

my point of view, access wise it is ok.
near to tbs but need to drive, tbs has lrt and ktm.
easy and tol-less access to midvalley/pj/kuchai lama/sri petaling/oug.
linked to besraya or a stone throw away from npe.

some forummer pointed that there is a big plot of land located beside aquata and unsure what's there in the future, i think it is a valid point.

Surrounding areas around RM600-700psf. Nidoz looks ok, but...

1,800 high density + industrial area = hard to dispose for investors (since there are so many owners).

If buy Aquata now at arnd RM500psf, worst case can dispose at RM600psf later and make some money icon_rolleyes.gif

visited Ohako (the legendary banyak issue one), Twinz, Parc Ville... In the end go for Aquata..

If you ask me, I'm first time buyer. Location wise ok la so-so to me, at least near to Kesas, go puchong still ok.. (My office is in Puchong)

The facilities caught my attention and the layout I think is pretty okay.. Any advise for virgin buyer like me? blush.gif

I read the ohako forum, many buyer cancel their booking after knowing the cemetery nearby the site. I don't know this is genuine or not.

No doubt Ohako is tempting. But thing is, now.. Only 1 way to in and out Jalan Pipit.. Cemetery issue, to me lah.. Bad feng shui.. but if you're okay with that, then I think it's a pretty good deal.

Next is Ohako's small room.. Dafuq is that? Have you been to the showroom? The small room or bedroom 2 is a joke to me... And I been to the site, got a small high tension cable there...

it is genuine.. In fact, Ohako finally surrender. Last time when ppl ask, they keep divert customers' attention. But now, so called "Japanese" way of doing things, they finally put it into black & white.. It is stated clearly there.

But guys, if you are serious about getting Ohako, this SA name Amy is a great sales person. Helpful and patience... In fact, she admits about the cemetery and recommends you unit that do not have balcony view facing that side..

Did u check out Andes and Rica since u looking somewhere near kesas n puchong, i did check out aquata previously nice layout. Just the surrounding borders me a lil, but 20% is really tempting.

but add these point plus minus RM 5k can settle... and my dad is an electrician, so... acceptable for me..

that's the only downside from getting this cheap price psf..

i think there are not many highrise in KV that offer rm500 psf now ?

Yeah, not a lot.. Especially with so many highways and near to KL.. In fact, the address for Aquata is KL lel..

Ohako in other hand, far away and the road access is not as good..

I'm actually choosing between the 839 sf and 1216 sf.. because the rooms in 839 sf is still big enough, similar to others, just they took out a lot of space from living room and kitchen. But after much consideration, plus I intend to stay for long, so.. Just get the bigger unit lah laugh.gif

wahh, rooms in 839 sq ft unit also consider big enough? IMO, the master room size is very decent for this unit, but bedroom 1 and 2, really very small.

Btw, I think you made a good decision to take the 1200 sq ft, really good for own stay in longer term than 839 sq ft.

Yes, small units may not be sufficient for most families, but I must say that it's great for 1 or 2 people who enjoy their privacy, and makes for a great investment in this case wink.gif

They give you 2 options, if you loan 90% then you will get your 10% after VP. If you want 20% upfront, you just apply 80% loan.

i booked mine type B 1,226 sf, 17th floor. tandem parking..

The rest of this week is gonna be scary. All the banks to revert back to me if my loan gets approved or not.. Excited! rclxm9.gif

who is your SA?

my SA settle all for me... Lawyer side also help me settle, to do the loan agreement, SNP all he help me settle.

i just give him date, that's all...

lel my SA only inform the bankers to call me.

At the same time I have uploaded all my files to the Dropbox, so I just email to my SA, he help me forward to the bankers and get the bankers to call me..

At the same time he also help me get in touch with the lawyer side for LA and other legals..

Your SA very good oh. My one just give me banker listing then finish.
Every time I need follow up with SA. Even Offer Letter expire soon I need request extend myself.

Dear all, may I ask if lawyer fee is absorb by the developer? We will need to pay 1k for the booking fee, and hmm, what else?

How about the stamp duty and loan's legal fee - can we include this in the house loan itself?

You need to pay 10k (1k booking and 9k d/p after sign s&p) and loan legal fees and stamp duty. You will get back the 10k in Q2 2017.

Certain bank can finance the legal fees and stamp duty into the loan.

Thanks! But why require 9k dp if the loan and discount has already covered 100%? And the stamp duty that you mentioned is name transfer or loan stamp duty?
