I went last month to the show unit and the agent quoted me 16% off the purchased for that day. After that day it will be 15% according to agent. Now don't know whether it remains 15% or not.

I very aware TS is a very good in return upon VP. I nvr regret I cancelled the booking for the unit my fren booked for me bcz I did secured some. Bcz back then, I dont even know if TS can be so successful upon VP or else, I risk my bankcruptcy to take 5 bijis. But thx god the few props I took at the same time, also gave me great return. The Zest is considered my best among the few I took. If I flip now, I think RM 300k+ return after nett off all interest and reno costs is consider excellent deal. Now, any new prop can give me RM 70-80k net return, I consider happy d. Some may feel its too low and failed. Sell or not, is another part.

But the question we quoted above is not whether which condo is good or better return after VP. It was whether the price upon launching back then was affordable or not. TS was one of it bcz similar price upo launching.

Absolute price is rm600k for 1200 and 1100 don't ask why but that's what SA told me. The front facade is facing SE. Nice design, low density, pretty swell. Layout is not too bad, open kitchen with open yard next to it. All 1100sq ft will face the pool, which I don't mind at all. It does have 800sq ft unit which SA claimed that they withheld by dev to release it later at a higher price (hmmm).

Drove to site for survey. No HTC, just a great view I believe. From the model you can see that the 2 blocks are built away from the highway below it. Once I turn into the small trunk road, it is Peaceful and calm, even if when it is just next to highway. Well elevated land. Drove through kampung Malaysia for a while, what a tidy and clean place. I am unsure of the place so I am not sure if I can cut through to other highway, or roads that leads to other areas and amenities.

My perception of staying here is that it will require me to drive through highway to get to coffee shops and amenities. Will definitely need own transport. Won't expect much from rental play, as you can find high density condos, very high density nearby. For own stay, this can be considered. Will go there again and drive around kampung Malaysia, maybe can find good sup Tulang and tomyam, or nasi lemak. I wonder if one can do a u-turn to go to the opposite of the highway to drive towards KL And Scott garden.

PS: I would have attached the layouts and all, but it is PITA to do in this forum.

Is the low cost affordable home confirm next to this project?

Cons
Kampung melayu surronding, No other potential development in that area, no amenities, only 1 entry in asssesibility, no shop lot or food within walking distance, need car, bare unit, no aircond and heater point provided

But how if solely for residential purpose? Haha
