is this F/H or L/H? this land is further inside than Faber Antara which don't seem to get much interest from buyers. Just wondering if the Padang can create the hype for this area..

Will the Semarak DUKE interchange be upgraded? (Currently can only exit DUKE but cannot enter ! )

Don't think this area. too small compare to the picture. the area suppose next to PPR Ayer Jernih/u turn from DUKE to Jalan Semarak. Earthwork in progress now.

passing thru this route almost daily to work. surrounding area not really that 'upscale' to go with this project.

traffic is a mess. they boarded up the project site but leaving no room for future road widening. jam jam jam all the way.

Road will be widen for sure. Just the surrounding not so prime although the location can consider as prime

It's like a hidden "GEM" if the pricing reasonable.. since now all those "North/South" name selling like hot cakes

yeah agreed.. but the surrounding landed props are still around 700k.. one would ask urself why is it so cheap despite being close to KLCC?

Ekotitiwangsa is not located in the same area. plus it is a single development, this is a much bigger development. perhaps faber antara would be a better comparison due to its close proximity.

I don't see any more land to be taken for road widening purposes...but if widen then it's plus point for not only this area but also people from wangsa maju.

But dunno will start from where until where lah. Probably just up till the workshop area

There will be a few buildings taller than 50-storeys coming up in Semarak.

This Semarak City the access through Jalan Semarak is a main concern... Havoc during peak hours

Via future DUKE extension, residents can have direct access to EKT from Jalan Tun Razak. Skip the Jalan Pahang Jam.

Maybe just around site area, as we know most SA will say nice wording specially "PROPOSE"
However from the early explain by SA, they had shop lot & mall..that area surely another publika

Nu sentral FnB doing Ok i think always full.. many high paying offices in KL Sentral (shell, CIMB IB, axiata) etc..

I duno why but they shouldn't have built so many floors la.. i think even the bookshop also not making money... although their tenants are good, pipu complain parking here is dam expensive to avoid short term parking pipu. duno whtr now got incentive to encourage shoppers to pay less for parking...

I drop by that area, a lot malay food, with UTM..serounding 1-3km got school..another new places for shop if they had cinema also

not sure of the spending power there think its below average in KL.. i think UTM foreign students n faculty can support la..

my two cents:
1. close to KLCC, though the road is narrow and prone to massive jam (personally experienced this since i stay nearby)
2. leasehold, if not mistaken
3. surroundings around Jalan Semarak is quite old & run down, tho I'm not sure which part of Jalan Semarak it is located.
4. a good buy if price does not exceed RM600/sf

Look at their Masterplan, I think easily more than 600psft.....mayb above 700psft??

I din't think developer simplynwant to drop their price just to increase sales....i think their strategy is like giving rebate here and there.then add up with freebies to mask their profit margin...

One thing for sure,it is a buyer market now...if we want lower price,all malaysian should equivocally restraint from buying a new launch project for at least 6 months.only then we will see house price dropping significantly cause developer under intense pressure to serve their interest from bank....

But i don't think this thing will happen cause the cooling measure still not hard enough like what singapore gomen did

seriously this place will have a massive jam...they should widen the road first...not good for surrounding if they always think of money rather than people living in the surrounding area.....no no for me...

Hmmm. Nearby town and access looks good. Apart from the jam, this place has major highways connected through and through.

3 sizes...800 & 900 sqft - 2 bedrooms and 1000 sqft 3 bedder....projected price to be RM 600 psft...top end price for mass market...5% rebate discount

I am contemplating between this one and KL traders square in Jln Gombak...just that KL traders square even further away from city, at least 3 bedder at a cheaper price and more importantly freehold...

Yes, near to klcc but the partial road along jalan semarak has only 1 lane. Imagine the jam it's gona be. end of the day you will choose to exit duke, cut thru jalan Pahang to klcc

i think there's plan for road widening to minimum 2 lanes?
but i am more worried about the existing and potential future demographics here.

According to MRCB, these are the plans:

1. Upgrade 100ft road with 3 lanes, totalling 6 lanes.

2. Upgrade Exit 3304 Persimpangan Semarak with a direct access to Jalan Sultan Yahya Petra (formerly Jalan Semarak) from DUKE Highway.

Ya, I also saw their booth in Nu Sentral, they had a scale model & SA for info
