Vision

The "Nu City" development is envisioned to be a new urban city within Kuala Lumpur City Center. The master blueprint of the development allows seamless intergration of all development components within the new urban city.

Concept

Conceptualized as a new urban center offering a modern urban living environment by integrating the meticulously planned commercial, residential, life-style shopping mall, leisure component. It us designed as an eco-sustainable development to meet the Green Building Index (GBI) requirement.

The development offers a new community living environment to the reminiscence with "Nu Club". The "Nu Club" is a place for the family to rest, relax and live a healthy lifestyle. It will be offering conveniences and services like day care center, kinder-garden, F & B, cooking classes, etc catering to needs of the busy working adults. For recreational activities, residents can access to the adjacent public park.

The retail mall is the center for business activities. Residents can enjoy fine dinning, shopping, and family outing within the development. The retail mall is the nucleus of development. The purpose is to create activities and to create retail business to attract tenants.

Strategy

is this F/H or L/H? this land is further inside than Faber Antara which don't seem to get much interest from buyers. Just wondering if the Padang can create the hype for this area..

Will the Semarak DUKE interchange be upgraded? (Currently can only exit DUKE but cannot enter ! )

Don't think this area. too small compare to the picture. the area suppose next to PPR Ayer Jernih/u turn from DUKE to Jalan Semarak. Earthwork in progress now.

passing thru this route almost daily to work. surrounding area not really that 'upscale' to go with this project.

traffic is a mess. they boarded up the project site but leaving no room for future road widening. jam jam jam all the way.

yeah agreed.. but the surrounding landed props are still around 700k.. one would ask urself why is it so cheap despite being close to KLCC?

Ekotitiwangsa is not located in the same area. plus it is a single development, this is a much bigger development. perhaps faber antara would be a better comparison due to its close proximity.

I don't see any more land to be taken for road widening purposes...but if widen then it's plus point for not only this area but also people from wangsa maju.

btw, MRCBs NU mall is doing better now.. more good tenants coming up.. bed bath n body works, some burger shop, cinema n gym also opened or opening soon..

retailers will use Nu sentral as a benchmark when deciding wthr to set up a shop in Semarak city

Nu sentral FnB doing Ok i think always full.. many high paying offices in KL Sentral (shell, CIMB IB, axiata) etc..

I duno why but they shouldn't have built so many floors la.. i think even the bookshop also not making money... although their tenants are good, pipu complain parking here is dam expensive to avoid short term parking pipu. duno whtr now got incentive to encourage shoppers to pay less for parking...

my two cents:
1. close to KLCC, though the road is narrow and prone to massive jam (personally experienced this since i stay nearby)
2. leasehold, if not mistaken
3. surroundings around Jalan Semarak is quite old & run down, tho I'm not sure which part of Jalan Semarak it is located.
4. a good buy if price does not exceed RM600/sf

I din't think developer simplynwant to drop their price just to increase sales....i think their strategy is like giving rebate here and there.then add up with freebies to mask their profit margin...

There is a small booth in Nu Sentral in case if anyone needs more info from the developer...soft launch seems to be next month...

3 sizes...800 & 900 sqft - 2 bedrooms and 1000 sqft 3 bedder....projected price to be RM 600 psft...top end price for mass market...5% rebate discount

I am contemplating between this one and KL traders square in Jln Gombak...just that KL traders square even further away from city, at least 3 bedder at a cheaper price and more importantly freehold...

Any advise from any experts here would be appreciated!

the place go is near with KL, however the road will be congested as currently it is a holly shit jam over there. Heard that the road will be expanded to 3 line each way but i think still cannot cope with heavy jam there. This project not only include service aprtment but as well as new office and soho unit. so it is truly high density area. There also have PPR behind this.

I think that the location of this project is not bad as not many project have a direct access to highway.

Furthermore it is smack in between Setapak, Wangsa Maju & KLCC.

By the way, my relative was staying in the PPR there & they are doing a good job to maintain the community as well as the building.

Yup, went to their booth at Nu Sentral. SA said the sales gallery will be ready next month

Jalan Semarak will be widen to 100ft from 30ft but after that not sure

upgrading the road to 6 lanes can definitely help,
but what about the road along the government area otw to KLCC?
some place 2 lanes, some place 1 lane only...
if those roads are not upgraded, then i think the problem is only partially solved.

anyway, i think this is one of the better launches around semarak / setapak / wangsa maju smile.gif
rm600psf is a little on the high side tho...

Just spoke to them. They said the reason for it being delayed is because they are finalising additional features such as more facilities and bigger units. Apparently they received a lot of feedback that their biggest unit i.e. 1200 sq ft isnt big enough, so they are working on that. I suppose that would change the design/concept of the project.

As for the intended launch, the person said most likely end of 2016, which will push completion date to late 2020. Sigh...

For MRT Circle Line 3, the Semarak station will probably be around here. If this is confirmed, i believe MRCB will make some changes to their design concept.

Not road upgrading? construction along the road. I reckon they are expanding the lanes there. Sri Rampai area will benefits a lot after this with the improvement along this road.
