like maluri , most of shop lot flat now value cause of Sunway  

Then developer dismolish old house & re-build new house, then SA will say "Here popular cause coming up ada ini, atau itu" or "It will boom around south/north, cause KL no more land"
So no matter how long the year, its still shall talk     

i really hope the property slowdown will force the developers to lower price for new launches
yang mana dah launch any phases too late edi, as it will piss off earlier buyers

with good pricing semarak city appeals to me
easy access to klcc for work
easy access to damansara/pj for play via duke

Property price won't drop. But new launch might not be so expensive

my two cents:
1. close to KLCC, though the road is narrow and prone to massive jam (personally experienced this since i stay nearby)
2. leasehold, if not mistaken
3. surroundings around Jalan Semarak is quite old & run down, tho I'm not sure which part of Jalan Semarak it is located.
4. a good buy if price does not exceed RM600/sf
