my two cents:
1. close to KLCC, though the road is narrow and prone to massive jam (personally experienced this since i stay nearby)
2. leasehold, if not mistaken
3. surroundings around Jalan Semarak is quite old & run down, tho I'm not sure which part of Jalan Semarak it is located.
4. a good buy if price does not exceed RM600/sf

unless the roads are widened, driving to KL city will be a nightmare once this is done.

upgrading the road to 6 lanes can definitely help,
but what about the road along the government area otw to KLCC?
some place 2 lanes, some place 1 lane only...
if those roads are not upgraded, then i think the problem is only partially solved.

anyway, i think this is one of the better launches around semarak / setapak / wangsa maju smile.gif
rm600psf is a little on the high side tho...

I am not too sure about that, but I'd reckon this to be a better buy than SkyArena due to location.
But I can't really see the rental market for this area though...
