not sure if this calculator is accurate to be use to calculate the annual profit of flipping a property. If the property price is really stagnant, not much can be profit from flipping.

assume is right... but risk ur 300k to earn 6368 is not worth it... at least earn 30k. hmm.gif

No worry according to my "cap gajah" survey company (I also cannot disclose the name of the company...lol), which I meet during pai ti kong.

Property price will definately fall, as much as 10% or more in outskirts, prime area 5% or more.

Next 3 years will be continuing fall for sure.

Don't ask me for prove as I cannot review the name of the survey company. ..lol

Ripley believe it or not..hahaha

Don't dare to reviewed your friends survey company better don't post..sigh

Maybe only those VVIP (very very important prop) is overinflated. Have to be extra aware of the opportunity as the Jerung also are looking for it.

Sample size, and SD plz...

Cap harimau survey company told me that price of properties will up at least 7% this year, SD is 2%. thumbup.gif

Mature/prime areas/price inflated but reasonable- stagnant or litle drop.. but rental cover back... high end flipp and low end flipp prosperous lor still got money masuk.. man u u are here..

outskirt/hidden/ bo lang chap areas/ inflated badly- drop for sure one... buy high end flippers si peh ngeh leh and ego dun drop price .. but will work long term say like 5 to 10 years come back the price but making loss sin..

low end and outskirt.. holy god waiting for u...

dun free these flippers .. dun buy from them.. let them rot.. or if price really down grab

Many just started work after CNY holidays. Lets see how the market performs and how the economy is going to be. One thing for sure, even if property market crashes, its going to hurt the economy for sure.

Construction industry is less than 8% of GDP, high property price means high loan repayment i.e. less disposable income. After shock period, property price crash is beneficial to aggregate economy.

Aihh nvm.. even economy bad and we unabke to buy.. for various reason.. employment tightening of loan.. as long as the property market price can be rebooted... I fine with..

u lost emploemet 6 months.. flippers pay 6 months loans no earn sumore pay jialat..

honestly 50% is crash I dun tink so .. but some area I dunnno.. I oso sked leh 50% crash.. flippers borrow from bank ... our fixed deposit burn... is our money too that they borrow.. hide beneath tilam lahh..

PIDM say will reimburse if bank go bust.. ceh by the time go bust insurance company oso go bust..
