The margin of appreciation is low now compared to year 2010 an 2011.With rpgt kicks in, the profit is not worth the risk taken. If the unit is rentable, why don't rent it out for 2 years and start consider selling after the lapse of rpgt period. If the tenant is a good paymaster, wouldn't be surprise if the owner chooses not to sell after all!

Correction. Should ard 15 yrs. I recalled he kena GAO GAO In 1997. All gone becoz of share.
Confirm no, coz I help him to check something.
At first he wat to settle all financial problem n ask me to check. Of coz I only try my best to ask banker n my lawyer. At the end he gv up oso due to certain reasons.
Actly he start thinking try to settle coz bank is going to lelong his property after more than 10 yrs din pay installment). So, we try to talk to banker, is any way to get back the property. Bank offer is just settle all the loan amt.( bank can waive all the penalty n interest. Only charge some admin fee). Anyway, he gv up too.

So the property come to lelong. U know the existing owner how to bid the property ? At the auction day. This new owner tell all the ppl on the spot n commit to gv them 2k each if he succeed bid the house n ask them dun bid.

Anyway, he is quite successful in china right now.

pertaining to your advise, and if given a choice, would you rather:
prolong your life by 20 years filled with sorrows, loneliness, and miseries;
or would you rather cut short your life by 20 years filled with happiness, peace and bliss?

it's a hypothetical question and need not be too careful with the answer.
my point is, do not be too extreme in most undertakings. sometimes it's really hard to U-turn if one is too extreme.
i'm not saying prop is forever UUU, and neither am i saying prop would DDD.
just saying there's more to life, that's all.

Tailou.. flipping is not the only ting that can make u happy.. owning 1 house with happy family with sum renovation would be sufficient.. thou many tink of sucessful here and there...more often than not ting turned bad rather han good.. it d hope dat keep it going..

likewise.. having maximation of credit to invest and load pressure at the end of month when facing loan repayments.. commitments (cars.. credit card.. insurance) children and erc also is not dat healthy afterall..

To say house investment is totally BS and not worthwhile applies now.. in the past it was ok.. lately the youngsters and agent are targetting house investment profit as their retirement plan ( at least 300k above).. rather than a source of investment promissing income..

the market today unlike your time has reached its limit out of affordability.. resulting developers follow suit and destroy the market.. prop goes up in long term but not at this speed..

kochin be fair to the potential buyers most of them may have not profited like you.. and since you rich.. consider corporate social responsibility (CSR)

Good this still happening in auction place.. this time different the bidder ask money from you so dat u can get..

15 years ago also hard to get through.. now with these price prop.. half a million amd above.. no come back chance for sure total wipe out

Yes, slowdown is here to stay.

Bubble will be location-centric. But generally the industry as a whole and nationwide has every chance to report better than expected growth due to the lower base in many other areas.
