If do renovation, MBSA really more restriction. For tis kind of big project. I dun know ler.
The land under MPPJ look like near to ara damansara. Surrounding by two golf clubs. Should be good for residential development. I believe the asking price will sky high till we whole nite can not sleep.   

The Land under MBSA should be another side of Jalan sungai buloh.

Anyway, if wat to invest in commercial. I think will be better under MPPJ instead of MBSA.
No spa, no bar, no pub, mo karaok, no cinema under MBSA. HIHI

But MPPJ land should be leasehold lar.
