I m not here to become public enemy or wat.. just dat youngsters are making harsh decision to purchasr as those uncle say no buy now forever no need to buy.. my bankers friend bought 1 studio in iskandar lehh.. 1k booking 380 k purchase price liao.. 2 rooms 575 square feet planning to flip 550 k of course singaporeans.. now gov cooling measure raise 1 million.. now cant sell.. no malaysian want to buy for 450k.. minimum price for not lost..

The property price increase has already go out of hands.. the property in kv is no longet for investment purposes.. the starting price di hit 500k DSL outskirt.. with flippers intenting to factor 30% .. legal fees stamp duties loan and s&p easily hit amother 20 k all that factored in together with expected flipping profit.. 150k at least make the property market unhealthy.. AFGORDABILITY even barred even middle class ti purchase.. my friend..without flippers the prop may have some room to increase

Distance of SEH to KL: 40km (80 km to and fro)
Distance travel a month: 80km x 22 days = 1760 km
My car fuel consumption: RM 80 / 450km

Petrol one month: RM312.80

Let say jam cause you lose 15% fuel efficiency, so total petrol will be RM 359.72.


Toll: RM 2.00 + RM 2.10 = RM 4.20 per day
One month: RM 4.20 x 22 days = RM 92.40


So toll + petrol = RM 92.40 + RM 359.72 ~ RM 452.12

2 cars is almost RM 900 per month, where is 1.5k coming from? doh.gif doh.gif
