I am not sure how you can compare the occupancy rate those area with SEH, as SEH only will be VP within 2 years time.
If you happen to know the Semenyih area in-depth, you will know that there are actually more people moving in and the traffic jam is somehow become stiffer now.
Puchong, Kota Kemuning, Setia Alam/Ecopark also takes time to develop until today condition. If those places can make until the stages like today, why not Kajang / Semenyih / Bangi cant?
Nobody can project the actual occupancy rate now, and please do not compare SEH with other area you mention, coz they are different in planning, different in amenities, different in connectivity, different in entry price, so on and so forth. I also reiterate again as well...
