I think it is very hard if we keep taking SEH as price factor to 100% compare with EM for the price per sq ft factor.

Btw, built up area is a huge factor for me whether own stay or investment.

In the future, super link would be treated as premium as semi d today.

This is definitely in every developer's plan for 3 storey in the future esp for huge townships. Same foot print, bigger in terms of built up. Cost slightly higher and profit also higher.

I see people started to accept 2 1/2 and 3 storey. In future, I believe most ppl are tend to buy 3 storey for lower cost.

For now, 2 storey is everyone's common choice. Same goes to my own good self.

I dont mind 3-storey if the highest floor is recreational floor. Imagine your MBR is on 3rd floor. Let say a nuclear family of 3 generations staying unde same roof. Highest floor goto the kids...then still okie....

Can you do testing from Semenyih go to PJ University Malaya ...? or Sunway SS15 ?

Actually my mum staying in Mahkota Cheras Seks 2, she step out from house at 7:10am in order reach KL Petaling street before 9am for work.

She told me the most teruk traffic jam is after Cheras Toll RM1.00, she drive fast lane (opposite lane), usually every weekday start from here (Bt 9 toll) will take you 1hour & 20min to reach KL...this is the faster time...

Sam, borrow your sample ... susah on pocket $$$ if every day using Lekas -> Silk -> NSE (kajang - sungai besi) due :

RM4.90 per trip x 2 times (go office & bak home) = RM9.80 per day x 24 days (working day) = RM235.20 per month (this cost is only for you, how about your family?)

Sam, did you calculate the cost of petrol ? future Petrol in M'sia will going to decrease or naik .... and dun remember the coming GST ...

Seriously, talking about financial planning, uncle me not rich ppl but afford to buy if at RM580K. However, for other ppl think deeply b4 make decision as u need pay maintenance fees some more.

for a house at RM580K - 10% downpayment = 90% on loan, 30yrs, instalment around RM2500 - 3000K per month, am I right?

The cost of staying in EM is RM2500 + 235 (toll) + 500 (petrol) + 250 (maintenance fees) = RM3,485K per month and for 30 years .. tis is minimum & yet to kira others expenses ..

Sam, did you studying the master transport developing plan for KL ? Greater KL ? wat info I have now, Semenyih is exclude in the plan ... not in the plan ... MRT line 1 extended to Kajang (construction-ing) ... Agree with you....adding to this the value of your time. Not just me....but my wife, my son, my 2 daughter and my father and mother time wasted on those travelling and jam jam jam time........ kl seremban highway, kajang silk highway etc highway......and the increase in petrol price due to subsidy cut in future.

Aiyo, why so worry jam? Sungai buloh, setia alam, puchong come to kl also jam jam jam n toll toll toll...

Now cheras Kajang highway jam mainly becos of MRt construction, when MRT complete, ppl like u who scared of jam will take MRT, then the cheras Kajang highway will not be so jam, then from semenyih travel time can become lesser lo....

MRT not cover Shah Alam , klang and puchong, will ppl not buy there n properties price drop?

Got an opportunity to book a Semi-D corner unit, very nice lake view, big land (55x90), but price high at roughly 1.6M. Does it worth it? advice appreciated.

Dave gor, entry DSL 20x 70 in SEH is Augusta unit, which started from RM 458k with total buildup 1690 sqf, which translate to RM 271 psf, with DIBS.

Aquatilis unit with 1810 sf and RM 528k is considered second phase unit which is already not entitle for DISB. That's why the price psf is matching the EM DSL entry unit.

SEH next phase of DSL launched is Saraca units (Samanea is already finished purchased by staffs/associate), which measuring 24 x 75. Indicative price is 680k if not mistaken. The size is bigger in this context. The interesting part is according to masterplan, the plot currently used for show houses is planned for20 x 70 DSL units. It would be interesting to know how SPS going to deal with this plots of DSL houses later as well..

If following the SEH trend, next EM launched most likely will be bigger size (not much units) or 3 storeys units and follow by superlink with much bigger land size and build up (most likely will be exceeding the million tag) during that time. In terms of design / layout / facade, is hard to have any significant improvement I presume..

Just my 2 cents though... hmm.gif hmm.gif

Dave gor, if not mistaken, some of the SemiD unit already have rainwater harvesting system, as shown in the layout plan. Cluster I hardly recall...

Hi Sam gor, agree.. Actually I mean to say for 1st EM DSL at RM 292 psf seems to be a good deal. SEH was launched end last year.. Given the time different EM can actually push the price close to Rm 300 psf or more to test market. At rm 292 psf or more is gonna be a sellout anyway

Dave gor, yeah... very true... Though SEH psf is cheaper with DIBS, but that's already 7 months ago. EM for sure with better landscape design and strata gng, the price is actually is worth for it too... thumbup.gif thumbup.gif
