Year 2014: Kota Kemuning should be 8 years more developed than Kajang.................. and 15 years more developed than Semenyih..................Sungai Long 5 Years behind Kota Kemuning.......Kota Kemuning Overflow from South Klang, Banting, Shah Alam, PJ, Puchong and Subang.

I just back from EcoMajestic site.....It is very deep and...very kampung....almost RM600,000 in such location?

Seriously, talking about financial planning, uncle me not rich ppl but afford to buy if at RM580K. However, for other ppl think deeply b4 make decision as u need pay maintenance fees some more.

for a house at RM580K - 10% downpayment = 90% on loan, 30yrs, instalment around RM2500 - 3000K per month, am I right?

The cost of staying in EM is RM2500 + 235 (toll) + 500 (petrol) + 250 (maintenance fees) = RM3,485K per month and for 30 years .. tis is minimum & yet to kira others expenses ..

Sam, did you studying the master transport developing plan for KL ? Greater KL ? wat info I have now, Semenyih is exclude in the plan ... not in the plan ... MRT line 1 extended to Kajang (construction-ing) ... Agree with you....adding to this the value of your time. Not just me....but my wife, my son, my 2 daughter and my father and mother time wasted on those travelling and jam jam jam time........ kl seremban highway, kajang silk highway etc highway......and the increase in petrol price due to subsidy cut in future.
