I think is down to individual preferences. Those with tight budget surely will go for the cheapest 1 and may renovate or extend later (when they have the budget). Some wanted corner lots so they can do more things and also do some extensions. For me, i prefer individual than strata title. EM concept is so good and attractive and it actually promote a healthier life style as with parks ans lakes just around the corner, you can walk or relax anytime during the day. Down side to this that it might be abit higher in terms of noise level and privacy tooo. We seldom see ppl walking around the backyard of our house but with this concept there would be alot and some might sit there and observe your house or even you too
Anyway, no doubt the concept is superb. Hopefully what we see from the models or plans are exactly the same upon completion
Yeah man. It boils down to individual preference and budget.
Let me share what I know about strata title landed prop:
1. Fully GnG is governed by Strata Title Act 1985 and also Building Maintenance Act 2007. This will enable the JMB/MC to take appropriate actions to recover maintenace fee. Similar to condo/apt.
2. The min requirement green ratio is much higher in stratified prop than individual prop. This indirectly translate to lower density. For instance, terrace has a density of 12 unit per acre.
3.Fully GnG will disallow any owner from renovating externally, painting the color scheme as they, and extend the side or kitchen all the way. This is prohibited under the house rules. Owners still have liberty to renovate inside the premise.
4. Downside could be the maintenace fees and socalled strict control. And some say the houses look the same and monotonous.
