My friend's was 22x75 DSL, what about yours? How come his spec better?

Good and fair comment...

That's personalize enough upon buying either an Individual title home with DMC vs a fully Strata title landed.

For own stay, I always prefer Strata Title but in major good location, surely above RM 800-900k for spec and township planning given for EM. Even DPC, at so-so location but thanks god, matured good location, is asking RM 1.5mil per unit. LakeEdge @ Puchong is easily RM 1.05mil onwards.

For investment, I don't mind both although I see Strata Title is the future lifestyle home esp for Bolehsia while I am sure they are plenty ppl around are still prefer to buy a landed house and renovate it or do the extension gao gao upon completion..

Unsure of Semenyih and it's 10 km radius folk's personal thinking but I am glad that they are now having a such luxury choices of units within such distance and price are affordable compare to much strategic area in PJ or Damansara.

Anyway, plavia got this spec:

Car porch - homogeneous tiles
Living/dining/guest room - Porcelain tiles
The rest are ceramic tiles.
Size really no idea smile.gif

I think is down to individual preferences. Those with tight budget surely will go for the cheapest 1 and may renovate or extend later (when they have the budget). Some wanted corner lots so they can do more things and also do some extensions. For me, i prefer individual than strata title. EM concept is so good and attractive and it actually promote a healthier life style as with parks ans lakes just around the corner, you can walk or relax anytime during the day. Down side to this that it might be abit higher in terms of noise level and privacy tooo. We seldom see ppl walking around the backyard of our house but with this concept there would be alot and some might sit there and observe your house or even you too tongue.gif sweat.gif
Anyway, no doubt the concept is superb. Hopefully what we see from the models or plans are exactly the same upon completion

Chris gor, your fren staff / associate? 22 x 75 if not mistaken already sapu habis by staff / associates. No unit for public woh..

Lol, if not mistake, 22 x 75 units are about 600k, my unit 20 x 65 at 411k, can't compare too much lah, as it is entry dsl unit.. less 200 sqf land, less 500 sqf build up and less superior material loh.. compensated by 200k cheaper... sweat.gif sweat.gif

Yeah man. It boils down to individual preference and budget.

Let me share what I know about strata title landed prop:

1. Fully GnG is governed by Strata Title Act 1985 and also Building Maintenance Act 2007. This will enable the JMB/MC to take appropriate actions to recover maintenace fee. Similar to condo/apt.

2. The min requirement green ratio is much higher in stratified prop than individual prop. This indirectly translate to lower density. For instance, terrace has a density of 12 unit per acre.

3.Fully GnG will disallow any owner from renovating externally, painting the color scheme as they, and extend the side or kitchen all the way. This is prohibited under the house rules. Owners still have liberty to renovate inside the premise.

4. Downside could be the maintenace fees and socalled strict control. And some say the houses look the same and monotonous.

Lekas/Silk will not have traffic lights. You gone through several traffic lights is because you need to go through the Semenyih town currently. Correct, once the Ecohill link is completed, you won't need to commute to the Semenyih town anymore.

I did, as last week I went to Technology Park Malaysia from Semenyih using LEKAS/silk. Normally will be reaching Sungai Chuah about 15 minutes, at around 8.05am, congestion only started after Sungai Ramal toll and as you said, many people is heading to Putrajaya during that time. Silk even open up additional lane in opposite direction heading to Putrajaya/Puchong, that's why you said can reach interchange near UNITEN with not much congestion. Normally I will go out to KL-Seremban, as our destination is different, though we are heading on about the same route.

The Petronas I'm referring to is the one next to the new Standard Chartered building, the one very popular with McD, so yes, the jam starts there all the way to Jln Istana

But to be fair, everywhere about 25km radius from KLCC has bad traffic getting into KLCC. I guess Kajang is not too bad compared to people from Klang having to use KESAS highway to go to KL-Seremban and use Smart tunnel thereon

Just called sales office, they said only left 10 units (22x75) and the price is RM745K for intermediate unit and RM9XX K for corner unit... The price really overrate for the place like semenyih !!! I guess they make up the price for 3 years from now.

After the explanation from sales staff I think the price still ok. According to them, the house is fully extended and the build up up to 2519sqft. Mean around RM295 psft. Normally the extension fee need at least RM80k. So after minus everything I think around RMRM660k. And it's gated n guarded! Nowadays safety is the most important concern. This is how the sales person convince me, so I bought a unit there... thumbup.gif
