I doubt I am a prop bull. I still invest, but I am not optimistic that the prices will continue to rise as it is next year.

On the other hand, I changed my mind about DDD camp. I doubt the market will crash like you hope it would be.

Slight adjustment downwards are more likely then followed with a period of stagnation until Zeti or Ah jib gor beh tahan and stimulate the market a bit (if they can).

Again, for me, props is always about location location location.

And what type you of props.

In my opinion, price for property will not crash. there is few reason:

1) increase of building material price
- developer will not bare the cost they will increase the property price
2) increase of demand
- the new trend in Malaysia is no house no married, so for those who want to married still need to buy property.
3) no more good land
- for those in good location don worry, the land is getting lesser

Nope. This is to be expected.

But we will see. Malaysia is highly dependent on the building sector to keep the GDP growing.

If the market cools dragging the general economy down with it, I expect Najib will reverse course pretty sharpish.

Especially with cost of goods rising, the last thing he needs is an economic slowdown that will effect jobs.

I for one, are not worried either way.

If the prices drop, good.

I got a few target in mind to acquire actually.... biggrin.gif

Let me counter u.

1.) Building materials price go up due to high demand & limited supply, when demand drop price will also drop same like Oil in 2008.

2.) Malaysia particularly chinese married late & more & more single, nowadays people have less & less children's, so population shrinkage, future demand less & less.
3.) Plenty of good land depends how u market it, place used to call kepong can turn into high end desa park city, just add damansara this & that Bangsar this & that sudden turn to good land ..lol

All your point is developer & property agent bullshit lah..

In fact, seems like demand has already fell far below supply. How else can you explain the high vacancy rate in new props? Look at Scott Garden Soho, Puchong Setiawalk, SS2 Five Stones etc, full of vacant apartments. If there is so high demand why don't we see people head over heels to buy?

All agents will admit to this:
a) New launch - very high demand
b) Subsales - very low demand, stagnant market.

Now, as to those buying new launch if they buy for own stay or just for flipping, well draw your own conclusions lol. laugh.gif

actually.. economy is not healthy leh... vry serious leh.. demand high price high. of course demand high( every donald duck and mickey house want to live luxurious nice looking) but does it commensurate with the pay salary and the money they have..

for those who rich and dun mind attitude..ask your self nowadays even you are in both the categories stated, you be harping more on instant investment 9a.k.a investment which repay fastest even band does) don't you high end flippers also wanted..

if you are rich and strong cash flow.. will you even wanted to buy properties that will appreciate in 20 years time or more.. tell the truth.. (so much for long term investment), malaysian is alwayls hit and run..

for big players, they wont likely indulge in sub sales, recently a new project in nilai before the project even launch i saw the list ..

datin xxx=2 units
datuk xxx=5 units
agent xxx=4 units

and the list goes on. the bigger players aka rich would resort to this and not to su bsales.. honestly sub sales 80% are flippers ( those who sligh meeting end cards, rentals and etc artifically one) maybe resorting to cassh advance from credit)tly 20% hmm maybe purifying money (u guys know lah) marked up cases and etc..

bout the demand ... again how many are earning at a bracket 10k and above... u may see your friends around..
honestly demand really high everyone wanted great tings but their capabilities and affortability.. depending on how swift my clerks on average bankrupt 5-6 person a week.. those with Judgement runs to 200 at least per month per bank (havent include all other banks).. those who are owing needless to say.. so many out there are owing debt... how to furfill ur demands taukehhhh... go court shah alam and check auction list.. so many

when come to seize house time beg this beg that children many.. housing loand also many.. how....

attended ysted a case, kns ccris 10 blacklist 7 credit cards 3 housing loans still got guts to ask me ask the bank to refinance as he is selling the house at high price and promise margin 100-200%.. kns so confirm can clear debt... which studp bank will do
