First week Ekovest preview:

So MRT will be running before Ekocheras Vp...



KUALA LUMPUR: Mass Rapid Transit Corp Sdn Bhd (MRT Corp) has spent about RM4bil on the Klang Valley Mass Rapid Transit (MRT), which has reached progress rate of 28.55%.

CEO Datuk Wira Azhar Abdul Hamid said MRT Corp had raised some RM6.4bil from its sukuk issuance.

In addition, he said MRT Corp has been paying its contractors on time and has pushed its contractors to submit certificate of completion and compliance in order for them to claim payment.

“The contractors are not unhappy. They are paid on time. We have not received one complaint,” Azhar said in an update briefing on the MRT yesterday.

He estimated the cost for construction and systems for the Sungai Buloh-Kajang line project at RM23bil.

Azhar said RM3.1bil was initially expected to be spent for land acquisition cost. However, the Government saved some RM1.5bil as MRT Corp signed mutual agreement to co-exist, without acquiring some properties.

On risk of cost overrun, Azhar said it remained a concern for MRT Corp. “We monitor our risk every day. It is a daily concern for us.”

He noted that its project delivery partner, MMC-Gamuda KVMRT (T) Sdn Bhd, was also responsible for on time delivery and cost.

Azhar said he was satisfied with the progress of the 51km MRT line so far.

“We are on track to begin operation of phase one between Sungai Buloh and Semantan stations by Dec 31, 2016 and the remainder of the line from Semantan to Kajang by July 31, 2017,” he said.
Nevertheless, Azhar said he would like to see better progress of the project to “build enough buffer” in case it encountered any problem in the later stage of the project.

In total, MRT Corp has awarded 68 of the total 86 Klang Valley MRT packages.

Azhar said the remaining 18 packages has a total value of RM2bil, adding that out of the 18, five packages have been called and was currently in progress.

MRT Corp project director Marcus Karakashian said five tunnel-boring machines were currently in operation and has been performing well with good tunnelling rate.

Gr price comparison to sunway velocity, ekocheras is abt rm400psf cheaper than sunway velocity. Both also freehold n enjoys direct connectivity with the MRT.

Ecin kor, txs 4 updating om TRX. Lots of residential high rise buildings n office blocks. Sunway velocity was trying 2 sell their resi block hinging on their proximity to TRX. But fr TRX master plan I noticed thr r sufficient resi blocks to support the expats working thr. No need to even rent fr sunway velocity. I drove past trx last week. Noticed their construction progress v slow n fr their master plan the project supposed 2 complete by 2017. Fat chance.

Boss, my bad...Captain also informed that Leng Lui SA said decided no more selling the commerical alredi

Good for Ekocheras as I also vested...they should announce which retail management company they will be appointing to boost buyer confidence

Good to hear the decision.
To me, even if the commercial is sold, there is still a mrt element to hold on to.
In case the mrt project is cancelled, l will still believe the signature towers by the Jln Cheras and walking distance to leisure mall is enough for me.

and also if they wanna change, maybe just change the retail without touching the residential then i think maybe doable..... but if wanna touch those already sold units.....den i dont think so bah...... and why would they wanna change it to mall concept if they already sold out their soho's and service apartment? make no sense to me.... of course if they were to change it without increasing the cost then it'll be the best for all buyers including me....smile.gif

Juz now dropped by showroom.. block j confirmed there is price increase.. for my unit around 15k up.. I calculated its around 2% increase.. but sa told me 4 to 5%.. did any bosses here calculate?

I think spa delays and delivery of vp are two different things. Spa is depend on lawyer while delivery of vp is depend on Ekovest construction sdb bhd.

Also this is 48 months project which have extra 12 months buffer compare to other condo projects.

The longer they delay SnP, the better window for name exchanging. Once a loan is known to rejected, this window allows flipping to take place...

This is so correct, so far all the sales are only booking and sales only confirmed when the purchasers signed their SPA.

But if they stop allowing transfer of name and take back and re-offer with increased price then no flipping will be able to take place

RHB lock in period is how long? 3 years?

But since this project vp is 4 years, by the time vp, the 3 years lock in period already over unless u are under ltv 70% or plan to sell before vp. Is it correct?

Ya, the lock in period start from first drawdown

Assuming that they take one year to complete piling and the structure for your floor (low or mid floor) means still have 3 years to vp and so still within the 3 years lock in period to sell upon vp with no penalty

yes, can sell before VP, but no point if still far from VP .. SPA can sign first, but still can't get $$ (even the 10% dp normally it's keeping with Solicitor first)

For a start, LRT extension delayed by a SIGNIFICANT 20%


KUALA LUMPUR, Sept 30 — The extension projects for the Kelana Jaya and Ampang LRT lines have suffered a 20 per cent delay, but the Finance Ministry told Parliament today it does not expect an increase in the original RM8 billion cost. The Finance Ministry said in a parliamentary reply to DAP’s Petaling Jaya Utara MP Tony Pua here today that as of August 30 this year, 41.5 per cent of works have been completed, compared to the original schedule of 66.3 per cent, resulting in a delay of 19.8 per cent that will push the completion date to the first quarter of 2016. “The original construction cost of the extension project for both LRT lines still remains at RM8 billion, and at this time, there is no increase in costs because the project was done through open tender in a transparent manner, full of integrity,” the Ministry of Finance said in the reply. (adsbygoogle = window.adsbygoogle || []).push({}); “The delay in the completion date is caused by problems that cropped up in construction works, like having to move cables and underground pipes before building the LRT support structures, the difficulty in getting accurate information about the location of the cables and underground pipes, as well as the change of the support structure design after taking into account the suitability and actual conditions of the land and geology of the construction sites,” it added. Last March, Prasarana suspended TRC Synergies Bhd, the contractor for the Kelana Jaya LRT extension project, after construction equipment fell off the rail track in Subang, killing a motorist and seriously injuring another. TRC Synergies’ subsidiary, Trans Resources Corporation Sdn Bhd, won the contract for the 17 km extension of the Kelana Jaya line, from the Kelana Jaya station to Putra Heights, adding another 13 stations in the rail network. Bina Puri-Tim Sekata JV was appointed to construct the 17.7 km route extension to the Ampang Line that will add another 13 stations. Upon completion, both LRT lines will meet at the Putra Heights station, creating a complete rail network in the Klang Valley. The Kelana Jaya line extension is expected to boost passenger capacity to 98,000 during peak hours, while the Ampang line extension will accommodate 79,800 passengers. Dont fretl la. its a matter of time d mrt will b up. Some more dbkl is constructing a multipurpose hall n 28 foodcourt stalls in front of leisure mall. Tis will boost the rental prospects of ekocheras project. Got better accessibility 2 affordable food.

If your price is RM500k, 90% loan is RM450k and the 7% rebate (RM35k) is about 7.8% of the loan

If you price is RM500k, 70% loan is RM350k and the 7% rebate (RM35k) is 10% of the loan!

Since under 70% loan, the first drawdown will probably only be in second year. Assuming average 25% billing for each of the 4 years of construction, the interest estimate is

Yes, there is price revision for towers H n J. The revised price is also a bit funny n not consistent. Selling price for Tower H is increased by 4.5% while price for Tower J is increased by only 2% (price increased based on the initial price 5% cheaper than Tower H).

I just signed my Loan LO, 70% so less than 500K, -2.4% I feel this is good rate, anybody here got better rate?

the letter is pretty simple actually.. only says contact the developer within 14 days for the execution of spa, then pay for the balance of deposit n if u fail to do so within 14 days rm1k will be forfeited.. thats it..

I think should be:

If choose DIBS you will need to pay 10% of the SPA price less the RM10k booking deposit

If no choose DIBS then pay 3% less the RM10k booking deposit

Think if SPA and loan legal fee are free then purchaser need to pay for the disbursement and the loan agreement stamp duty (which is 0.5% of the loan amount)

According to ms yeong of ekovest, she said not allowred 4 transfer unless between immediate family members, husband n wife. Bring ur relevant certs to prove ur relationships, else got to surrender unit back 2 developer n forfeit ur rm1k. Developer will resell the unit at 5% premium price to next buyer..

OPR is expected to increase at least 25bp 1Q next yr n another 25bp in 2015. With GST kicking in in 2015, it will coz a spiral of inflationary effects n this will push up the OPR which will coz BLR to increase in tandem. If ur loan is either 80 or 90% its safer to take dibs package n sleep soundly. If loan only 70% then non dibs makes sense..

GST has far reaching effects. Many goods that r currently not under d present d saes n service tax will incur GST such as your basic necesssities ie coffee, tea, creamer, canned fruits, school bags.According to an article I read, thr r 250 pages of goods n services exempted fr the current sales & service tax but thr r only 21 pages of exemption in the upcoming GST. Inflation will shoot up n potentially BLR will go up as well.

the term is "usually" .. since that's the only one, I don't think developer will do such "special" arrangement kua (no shower head) smile.gif or else normally you put water heater in will do

I am in the middle of crunching the numbers between fixed rate and non-fixed rate scenarios. According to the % I got from AIA and ING fixed rate loan package, the zero entry cost package comes with fixed 5.25% p.a. while the non-zero entry cost 4.85% p.a.

Assuming the current BLR-2.4 trend, it only takes BLR to increase by 1% to go to 5.2%. Wonder if one is better to go for fixed rate loan to have peace of mind in future?

hmmm, it works for me doesn't mean it will be for others.... for me i have a bit of extra cash, so to say that the flexi non fixed will work better for me as there isn't fixed flexi loans.
2nd, the difference between the current interest rate and the fixed loans.... as mentioned by bro maldinho, the difference is 1%, from some bankers fren and such(can't 100% trust them also). there will definately be interest rate hikes but by minimal of around 0.25 the next year and another 0.25 the year after next.... and unless i'm for sure not gonna be selling the property till forever then i would go for the fixed rate....

Looking back at the blr graph, the sudden hike could very well happen IF there is a economy crisis (e.g. circa 1985, 1998). Pray hard for it not to happen notworthy.gif

If u buy 2 flip, no need to take fixed rate as u will b selling within 5 years. Why pay d premium? Blr expected to move max by 0.75% max in stages in the next 4 years. But if u buy for own stay, n 4 long term basis like for more than 8 years, then it mayb worthwhile going 4 a fixed rate 4 peace of mind.

But I expect u guys in this forum are mainly flippers n speculators, so why bother with fixed rate loan. Most people buy property not 4 themselves to stay but 4 everybody else 2 stay. These days prob only 20 to 30% of property buyers r for own stay. The rest r speculators..

Sorry to say that but I think ur expectations are not do accurate for this. I think this project will have a higher % of ppl buying for their own stay instead of flipping. Well I think I do brand myself as investor too,but I'm actually looking to move in on vp,and later on see if the rental rates are going good or can fetch a good price den will consider to sell it. And I dare say I've done my homework before deciding on buying this. Forget all the uuu ddd camps,I've been searching for a good project for around 2-3 years before finally settling on this.this is something I would wanna stay in and yet will have a good return on investment be it rental or cap gain.

Invested in many properties does not mean speculator mar, it can be for investment to get rental income.

Also in order for u to get 15 properties, u need to have good income to get the loan.

My boss also got 10 properties, he took years to accumulate.

My wk place friends were in this property investment game starting almost 10 years ago. Prices of property were relatively much cheaper as compared to today. Furthermore no more bnm cap of LTV of 70%. So can borrow upto 90% for even ur 6th property. Rental yields were much better n u get positive cashflow for most of ur investment deals. Today with high property prices cashflow is going negative causing many people to speculate instead of investing coz holding long term will cause a drain on cashflow.

When negative cashflow fr holding properties become a burden, the investor will need tp offload quicker, hence speculation become more rife. If u look at all the investment into recent launches ie sunway velocity, a 850sqft 2 bedder fetches price of min rm950k on low floors n higher floors bridge the rm1.0m mark, can ur rental ever cover the instalment. No way!! So if the investor holds several of such units his cashflow will be in the red perpetually. And yes even if an individual holds 10 properties he better hv a good day time job as he needs 2 produce his beautiful pay slip 4 banks to lend her money to invest in new purchases..

According to ms yeong, block N will probably b launched 1Q next yr. Could b end jan or feb 2014. I think they hv 2 clear their unsold stock in block E first, so it will b easier to push up price 4 block N.

Yesterday got something new again from BNM, net sales price against gross sales price when you apply loan. This definitely will burden up for those LTV70.

Anticipated increase in blr due to gst which will cause inflation. But each increase is 25bps. We r enjoying lowest housing loan rate historically. The rate will not drop any further but is set to increase going forward.

having said that, the inflation can be temporary.. also it will be cost-push rather than demand-pull inflation.. imho bnm will still nit keep rates accommodative.. this is because there r alot local projects to be financed.. if rates up gov's borrowing cost is going to go up as well..

take a close example.. indonesia's inflation is over 8% where its benchmark rate is 7.50%.. so inflation is still higher than the benchmark rate.. so far the research reports are mixed.. better stop now.. not a economy thread.. later i get warning.. haha

If schedule h pretty standard
Check your unit , layout, car park , maintenance fees, n overall master plan

Since now is mall ... check how they turn into mall n where is the 12 cineplx lol

Hi guys, I've just got my loan approved by CIMB for duplex block J 1121 sqft with two carparks. Actual property price is 777k before 7% discount. I'm taking no dibs at 80%.

I quite like this property because of MRT, close proximity to KL city centre and it's freehold. I'm just a bit concern if the price is a little bit on the high side. But of course, I don't really mind keeping this as a property that I might live in in the future so it's really a long term investment.

Any property sifu can give thoughts if I should proceed with this? I need to sign the SnP by 29/11 and it's my first property purchase so any thoughts would be very much appreciated. Thank you!

Commercial properties attract GST when u sell in secondary mrk. Rental also attracts GST. This makes sovo less attractive as compared 2 residential project.

Price wise u got a better deal than those who bought block E and H coz u got 5% discount. Recycled units by the developer went up another 4%. So u got ur unit now 9% cheaper which is a good start. If u do plan to stay thr in 10 years time, its worthwhile keeping it as ur unit with 2 carparks will come in handy. Dbkl is tendering a multipurpose hall with 28 stall foodcourt across d road near leisure mall which will add value to ur unit as well. Other mrt developments in cheras ie youcity also selling similar price to ur unit but its further away fr city centre n does not enjoy direct connection with LRT. Sunway velocity another cheras project, on d other hand is selling at a whopping rm1,100 psf which makes it 30-40% more expensive than yr unit. This makes ur unit looks competitively priced.

Attended a GST talk on last sunday in the launching of KL gateway premium residences. As long as you purchase under your personal name in which you didn't register as a GST tax payer, you no need to charge GST 6% to either your buyer or tenant, even though it is commercial property. However, if you buy by company name and when you sell or rent it (commercial property), then you will kena GST.

This really release my breath a lot as some of my investment profile are commercial. Means when I sell or rent them after completion, I don't need to charge new buyer / tenant extra 6% GST, unless I register myself as GST tax contributor la...which is no way...

My unit is 821sf low floor. Using the price of RM 578k, 7% is about RM40k.
Since low floor, the unit gets to pay progressive interest earlier than upper units.
Would the accumulated progressive interest be lower than this amount for a 90% LTV loan?

Bro..if u buy low floor n take 90% LTV, u better take DIBS package coz u may end up paying more interest during the 4 yr construction. For ur case take DIBS and sleep well for d next 4 yrs without having 2 worry abt interest rate hike (which will inevitably take place).

Thanks for the feedback. I am not cash rich. I think front think back to buy a unit.
That is why I look for the best DIBS pkg for 90% LTV.
So far, I have not heard any bank offering such pkg for BlkE other than CIMB and AMB.
Let me know if I miss out any bank.

You're right. I'm getting -2.4 with cimb. -2.45 would be nice but I work overseas so should be thankful that my loan got approved. Not much time left before snp too.

I'm also going for the flexi loan so hopefully can save up my savings quick enough to offset the interest.

I'm on 12th floor and my unit comes with no balcony so I believe yours would've one. What floor are you on? Not sure if mine is considered lower or upper floor..

Bro, how sure are u the recycle unit price for Tower J up by 4%? I went there last week and saw only 2% price increase for Tower J while 4% increase for Tower H.

Whichever..even if 2% increase for block J now, the value of J in the subsale mrk 5 years later will also follow suit the pricing of block H as both of them r twins in nature, side by side n sharing d same facilities.

So the higher pricing the developer pushes block H, the better it is 4 block J coz both blocks will enjoy similar subsale pricing although block J buyers had a lower entry price as compared to block H.

Some banka strict in assessment n wont give the LTV dat u want. Anyway the 2nd 10% is only payable next july 2014.

That's interesting. How did you find out when the payments will be taken? I'd like to know too so I can decide whether to go for dibs or no dibs option.

If I can negotiate a 90% loan, is it definitely better to go with the dibs option?

I can't calculate the interest saved unless I know the developer's plans in terms of fund disbursements both timing and amount.

Yep, that's right. Also I can confirm booking cannot be trtransferred unless it's between immediate family. Block J price increased by 2% and H 4%. My dad had to show my bc to change the buyer to my name.

Also developer advised to take dibs if you're taking 80-90% LTV.

One time pain as u pay ur 20% then forever bliss intead of worrying on interest cost movement. I m not taking dibs as I only got LTV of 70%. If I got 80 or 90% sure I take dibs..

During this weekend Star Residence@ Klcc & H20@Ara damansara are launched. Both high dense project surpassing 1,500 units. H2O architect v smart..can create 3+1 room for 800+ sqft condo. 1,000 sqft got 4+1 room. They wanna increase no of rooms so investors can hv better rental yield. Advantage is its located oppossite tesco xtra.

Many many high dense apartments launching..after tis ekocheras buy, I am looking to invest in a double storey terrace hse instead 2 diversify my portfolio.. scared too many condos..oversupply. freehold landed near ktm n lrt/mrt cant go wrong in the medium term.

Hello Restful Boss, In general, diversification is good. l have a few questions that need your expertise.
Q1: Would landed hse yields better than condo? The rental is less than rm2k mostly in cheras for example. I might miss out some areas.
Q2: Many 2nd hand double storey hse, for example tmn tayton, mutiara barat, need some renovation. That is another add in cost.
Q3: What are the new landed areas tat have walking distance to lrt or mrt or ktm or monorial?

I'm pretty sure you will get the 7% discount confirmation before you sign the SnP which is also when you'll have to pay the balance of 3% minus the 10k deposit when you made your booking.

Anyone know the anchor tenant ? Aeon?
Hope more mid class affordable mass market retails coming in .

If they manage to secure good tenants and announced it publicly , possible for ekovest to sold out their block E and N with NEW PRICE!

There are too many malls nearby already Viva Mall, Leisure Mall, Cheras Sentral Mall , Sunway Velocity Mall and this ekocheras mall ...

So as of now, residential that integrated with mall and mrt at Cheras only Sunway Velocity and this EkoCheras.. .... and ekocheras resident can access others mall easily via mrt or by car .... or walk to leisure mall ....cool

I wont buy the existing old houses in cheras. Trend forward is to hv gated & guarded projects 4 security reasons n thr is only v limited projects in cheras on tis concept. Look out 4 new terrace houses projects in semenyih & kajang. The new houses r mainly freehold n since they r new houses thr is less reno cost involved. I would prefer kajang over semenyih as thr r 3 new MRT stops in kajang. Semenyih has no MRT. Nadayu 92, Kajang 2 and the tropicana heights@kajang will have good capital appreciation for their freehold landed terrace hse. The only downside for terrace house is the rental yield is poor n u need holding power for at least 5 years b4 u see ur inbestment pay off. In the meantime ur rental will nit b able 2 cover for ur mthly installment.

I would prefer to have a cineplex and a restaurant street with mid-high class restaurants with ie Japan sushi n bbq Korea, western food ie Chilis, Delicious, local food old town, madam Kwan, Chinese food, Starbucks, beers factory and Etc. (y not hawker food? Because our condo is not low class condo)
Cheras is really lack of a restaurant street. I'm sure it wil attract more youngsters to dine n enjoy there.

i dont really prefer to have a hypermarket as it will make our place crowded, and the entrance will be congested while going home, we dont need to go home on Aeon's promotion day or festive season. instead I prefer a 99 speed mart n a 7-11 n a Guardian or Watson will be good.

To enjoy the capital appreciation, u may need to hold the terrace hse for 2 to 3 yrs after VP. If u buy new landed property near ktm or mrt, even better. Between landed property n high dense condo projects, I think the landed property will give better capital appreciation. Dont forget ekocheras is also highly dense with a whopping 1,800 units available upon VP. Competition will b keen to find tenants to occupy our units.

ya juz wonder...with non-dibs u get 7% discount which is only slightly more than the progressive interest ur gonna pay, certain ppl wiv LVT70 might prefer dibs to leave the interest to the developer to pay, esp those staying at overseas, who might not be able to be notified of the 1st disbursement, so to them it saves troubles....any comment?

yeah, that's logic! DIBS looks like a good option for your situation! alternatively, if still if you finally choose not to take DIBS, you can choose to take Full-Flexi loan, and dump in some money ahead (fyi, those excess has no interest paid to you by the way), you can check your account statements through online-banking, some hassles involved anyway

Kajang 2 has an upcoming ktm station that will connect you to an mrt station which is just one stop away. The ktm is located beside d upcoming mall which anchor tenant is likely jaya jusco. The developer will start constructing d ktm station in mac next year. This project is d closest to the mrt that I can think of.

Its my observation that rental for landed properry is generally lower than condo. This is especially true if the house is not a gated n guarded n does not hv a clubhse with facilities. Desa park city terrace hses enjoys very good capital aporeciation n also reasonablev rental yield as its gated, guarded, has clubhse n surrounded by park & eateries coupled with international school. But if its just a terrace hse without these security features n amenities a terrace hse may only fetch rm1,500 pm while the sale price price is rm600k in kajang for example. My friend is renting a 3,000 sq ft ungated n unguarded terrace hse in ampang for rm2,500 pm. The hse market value is rm850k. Which enforces my observation in today's sale prices its increasingly diff 4 mthly rental to pay fully 4 ur mthly installment. But go long term ie 10 yrs the capital appreciation of a terrace hse in nadayu 92 or kajang2 would outstrip any soho unit in our high dense ekocheras. I could b wrong. This is just my 2 cts view.

yeah, Strata Title DPC was doing not bad, anyway many high-rises outperform it.
rm1,500 pm while the sale price price is rm600k is considered good for Landed, I wonder for how long to look for new Tenant.

It's solely an Impression of some people thinking that Capital appreciation of Landed is higher, please based on %.

Wah,u guys a bit late.but I try to conclude what I know bah.
1) my carpark at b3,so I think b2-3 for residents and public is b1 bah,so need access card to go b2-3,just y guess.
2) sign at developer office but ask the lawyer to be there to sign Loan agreement together Lo.
3) maintainance fee still not decided yet,0.25-0.30 max including sinking fund.
4) the freebies of Aircond and kitchen cabinet not stated inside spa,and no shower screen as told by SA.
5) malls and cinema are all just at planning stage,unconfirmed.but the drawings show that cinema might be near block h
6) price confirmed increase for those drop out units and such and they were quite strict on transfer,maybe except for insiders that I dunno la.

Anything else I miss?

The reason behind my question is to how to fit a mall within the limited space.

If the mall is located at 2nd to 4th floors BlkJ&H, would that area be large enough for a mall?
Or, they convert some of the shoplot to a mall?

i dunno woh.... for me i paid 6k plus for balance of 3% as my unit price is 537k, and another 2k plus for stamp duty of the loan agreement lo. 6k paid to prompt capital and 2k plus to the lawyer

I understand that the "mall" is actually covered retail shoplots with walkways in between. Some will enjoy covered walkways n some will not. It is not like midvalley or sunway mall. Thr r cineplexes but its still at planning stage. U will all their proposed plans in yr s&p.

The retail shops gross built up area is quite sizeable at 1 million sq ft. Should hv enough space to house yr tenants' daily necessities..hopefully this will b a strong magnet for future tenants as after VP the competition to rent or flip our units will b very fierce. Project contains a whopping 1,800 units..

My observation of nearest cineplex companies to ekocheras
Gsc - leisure mall. Gsc can go wild to extends it's halls. Eg midvalley + the garden, berjaya times square + pavilion
Tgv - cheras sentral. lt has similar brave move, eg mines shopping + cheras selatan.

If u wanna fully furnish ur duplex soho u need to cough out another rm60k at least..that is if u wanna rent it furnished.. remember 2 budget 4 this as developer only give aircond n a small kitchen cabinet.

1) For Blk J&H, when will they finalize/decide if 2nd-4th floors for the mall?
2) How many basements are there for each Blk (J, H, E)?
Earlier I heard B2-B3 are for the resident parking. Any B4 etc ?
The more basement levels, the deeper to dig and longer time for the project

I will leave you to make the final call if a question is to be channeled to developer...

I can try to answer,but not sure how accurate. I assume there won't be changing level 2-4 for malls. Whether will there be a mall or not is just more like whether they wanna add a roof to cover the retail lots or not only.

Developer hasn't signed, after that have to wait for stamping bla bla (if loan and SPA same lawyer, normally wait til loan disbursement collect all docs together) ..

I suggest people who has signed Do Not collect your SPA from Lawyer first before this thing being clarified, Lawyer can easily prepare a single page and get the Developer to sign to acknowledge it ..

If it doesn't work out (with no enough voice. for them is noise biggrin.gif ), anjua hor? sembayang lo every day tongue.gif

it is not so difficult to ask the lawyer to draft one paper out to mentioned what is FOC for eg spa, loan, a/c and etc.
not even 1 full page can kao tim.
they have no reason not to give to purchaser unless they are not sincere and not mean it.
Go to court , no black and white, victim is buyers only

sometimes also not that we dont trust them.. today SA or Head of Sales & Marketing told you and I also only hear verbal from the SA only. but who can guarantee the head and SA will still be there after 4 years? can you or the developer guarantee the same SA and Head wont resign?

later after SA or Head resigned and new SA and Head take over does not know this thing.. what can you say?

So we must unite and push developer to come out a black & white. If they can prepare 50pages SPA, extra 1 paper not so hard right.

But i dont think will put into SPA because it is standard but usually supplementary letter or offer letter got mentioned... since you had spoken to the head of sales and marketing perhaps you can talk them out again

Head of sales joe I guess he will still be there after 5 years,and probably higher position.....one of the bosses punya nephew leh,what say u? But that that my soho the SA said with hood and hob woh.... If u guys manage to fight den I will request for mine also Lo....

Wondering y your freebie does not include hood & hob.
I booked 1186 sqf @ Tower J. I was told freebie are 3 units of Aircond, kicthen cabinet, hood n hob, free legal fee on spa n loan agreement. However there is no black n while.

Anyone can confirm what I heard n what u heard are correct?

All these freebies csn b advised separately via a separate letter, n need not b included in the s&p. We need d developer to write us an official letter.

no black & white too, not even in their leaflet/ads so far. ANyhow I haven't seen the actual S&P yet, perhaps it will eventually be mentioned in the S&P?

We all heard different story . Some 1ac , some 2 and some 3 a/c

It wont be in spa like restfulkor me mentioned .
Normally is at separate letter inside .

boss, chill la.... ntg is guaranteed right? even if everything stated black and white so? the company also can go bankrupt or abandoned project la.... just discussing the possiblities la, u compare a nephew of director compare to a ke le fe chapalang, who will have a better chance to still be there only.....

Captain signed the spa 2 days ago and he said the freebie didnt include in the spa. Perhaps, they may need to issue us a separate letter for the freebie.

Since Ekovest has already missed it in the Booking Form, we shall demand them to have Freebies listing in SPA/SnP.


Even those who had signed the SPA, it's very easy for Lawyer/Solicitor to just have it and attached it back into SPA.

For those who are about to sign, imho, you may communicate with developer and/or solicitor to postpone it a bit.
For the rest of us, we shall act immediately by sending in emails and calls to developer and/or solicitor demanding this. Anybody can please provide the most efficient Email address for us to address this?


Worst case, the last resolution, we shall receive a separate black-and-white copy. But let's don't talk about this first since Solicitor still have sufficient enough time on proving it being attached as part of SPA.

After all, it's for the sake of keep and further promote Ekovest's good name!! I'm sure we all want to be Ekovest's long-term loyal customers!!
