Another side track, for buyers who wish to apply 90% loan of second properties, pls take note.

The gov may consider tightening the loan of second properties.
Hope this is false heads-up.

While this project looks promising, I am a bit hesitant due to only 1 room for type B blk E.

What are the suggestions on how to change to 2 rooms?

I share your view on the 821 sf unit...

Although I am vested here, but objectively, I cannot help but to whack the layout plan for Ekocheras since day 1. Are they trying to minimize the number of headcounts staying at Ekocheras? If yes, maybe ok, but they are surely not giving value to the purchasers especially investors...

Purely ONLY looking at he layout plan for a 800+ sf unit and compare Ekocheras one and the Velocity one at 850sf (Page 5 of the brochure)

[attachmentid=3813242]

http://www.sunwayproperty.com/pd/vresidence3R2.asp

The Velocity one only 29 sf more but deliver 2 rooms and 2 bath. Of course one can always convert the study in Ekocheras to another room, but the outcome will be odd...and incur additional cost

Some said can convert the yard into a second bath but the Velocity one has 2 bath and 1 yard too. They can even fit in a balcony
QUOTE(Jagalat @ Jan 13 2014, 11:48 AM)
I agree also the BlkE 800+ sf has been the most controversial unit since day one.
One alternative is to partition the living just like the way it does for the studio, jmho only.
But the bath room, I still don't know how to divide it.

Earlier there was an announcement that the LTV shall be based on the net selling price after rebate and not the S&P price...but believed that there is no enforcement yet

Believed that some developer still happily giving out high rebate n purchaser still happily accept...to minimize upfront cash outlay n more investor friendly

Reason behinds the lesser room is the quality of living.
2 rooms for such a small unit will feel like a pigeon hole.
From first day...ekocheras never promoted themselves as for investment purpose.
Obviously investors think 2r will be better..
Including myself. But If 2 room, some.space have to be sacrifice.
I m happy to have a good size of mbr..
I mean this is personal
Some prefer additional room for guests....

For my case..if I got guest I will recommend them the ekocheras hotel smile.gif

If a tenant requirement is only for 1 room, between Block E 8xx sf 1 room unit vs Block J&H 7xx sf duplex, I will choose the duplex

If not enough budget, I will choose Block E 6xx sf studio

The Block E 8xx sf unit is neither here nor there

There I go, whacking this product again n again

Understand BlkE 8xx sf units are the largest population of the building.
http://www.ekocheras.com/block_E_unit.html
(Click on Type B)

Besides partitioning at the living (just like the studio), one can explore if the dining/study can be made for second bedroom.
Some cement work may be required.
Need to check with the developer if they allow.

Not to promote another project but purely suggesting to explore the feasibility of making the second bedroom without scarifying the Master bedroom.

http://www.kerjayaprospek.com/imgs/residency-v/typeB-big.jpg

As shown in the link, the BEDROOM2 in the layout has no window.
(I had visited their showroom recently. It only uses a ventilation fan to transfer the air in/out from the BEDROOM2).

Again this is just a suggestion at the conceptual level.
