The 7% rebate is meant to be compensation for the interest payable on the loan without dibs
If BLR goes up, the interest payable will increase n with the rebate being fixed, the value of the compensation drop |

I am taking dibs as my unit is at 6th floor, just to sleep well.
In fact, how many more forumers are taking dibs? |

QUOTE(CaptainCool @ May 12 2014, 09:29 AM) i would say it's highly unlikely.....almost impossible that interest paid is more than 7%, especially for me unit on the 21st floor.... lowest floors maybe..... not to forget the interest paid during this 4 years is in stages, whereas, the 7% save can generate at least 3.5% FD interest during this 4 years. If you are lucky & wise enough, you may get at least 25% annual return from the share market by using this 7% money |

QUOTE(kochin @ May 12 2014, 09:39 AM) as long as you are buying by your name, and you are not registrering as a GST tax payer, you no need to charge your purchaser / tenant GST 6%, unless you are using a company to purchase a unit, and your company annual turnover is more than RM 500,000.00, you are compulsory to be GST tax payer, then charging 6% to your new purchaser/tenant is a must.Luckily I buy by using individual name. |

kochin gor, this was extracted from your link.....
"If a residential building is built on the commercial land title, it will be treated as residential and such transaction is exempted from GST. However, if the residential building has been used for commercial purposes, GST is charged on the sale of this building." pls correct me if i'm wrong, but my comments are a bit biased la, i personally hope that the soho i bought is not subject to GST. |

QUOTE(CaptainCool @ May 12 2014, 11:01 AM) kochin gor, this was extracted from your link..... this para if i intepret it correctly is meant for serviced apartment built on commercial titled land."If a residential building is built on the commercial land title, it will be treated as residential and such transaction is exempted from GST. However, if the residential building has been used for commercial purposes, GST is charged on the sale of this building." pls correct me if i'm wrong, but my comments are a bit biased la, i personally hope that the soho i bought is not subject to GST. as it explicitly mentioned SOHO is treated otherwise, so .... btw, am not vested. speaking on neutral ground. i know soho owners won't like it but i think still got leeway to appeal lah. best is get rehda to appeal through moh lor since moh recognise it under hda liao mah. how can custom overrule moh, right? |
