Bro, who knows after 5 years.. maybe RM2.5k is cheap during vp ler. as u can see all good and services prices are increasing now and will be continued the next 3 years due to the introduction of GST next year. tongue.gif

Soho duplex is not only aim for single or couple but also for those with small business personnel like design firm, ID firm etc...for them they just pay 1 fees for both office and stay...moreover, with access of MRT, is easier for them to meet up..
I would say 2.5k rental is just nice amount for duplex. ..2k is just nice for couple to have own stay with the access of MRT

Bro, in fact RM2.5k rental to use as office is damn cheap. and owner need to pay the maintenance fee also.

Bro, in fact the progress of MRT in Cheras is doing well as u can see the construction when driving around.

% of Completion is about 35% now.

Just to add-on two exit scenarios, in case, just in case the rental cannot cover loan repayment and maintenance fee:

1) Sell it upon VP. Pay RPGT (if not claiming the lifetime exception)
2) Rent for ~1 year for negative yield. Sell it by end of 2018 to avoid RPGT.

Will the scenarios enlighten a little?

Bro, long time no see. You for investment, if you've no concern by taking bumi quota units (freehold proj, I believe developer only has to meet the first owner 30% bumi quota minus pay premium to be released units so not to be stopped from getting subdivided of strata title), you can sell to non-bumi at any time.. refer to 2 pages back, chart posted by Jagalat bos, those yellow stickers you can call to sales office check for availability

But still consider cheap, it was klcc facing n he still got 7% discount 4 non dibs package coz he bought it end of dec last yr. Now jia lat no dibs n discount pun tadak.

Oh, i can sell back to non-bumi? So meaning this is just bumi discounted unit and not bumi unit? I will be back in kl soon and wanna check it out.

Just buy 762sqft soho duplex ..can rent as residential or business purpose..better rental yield.
