I'm getting it for ownstay, so choose this based on my home preference where not sharing too many units per floor (92units per block except block E). And every 2 blocks share one swimming pool and it's own garden.

From our own group 49 members (real owners). I did a survey on it , mostly are couples / 95% bought for ownstay.
Number of member keep increasing now.
Doable for me as future wil getting harder to have low density PER FLOOR condo with this price. And future amenities wil getting more mature, more new small family might opt for condo living which stil within klang valley.

This 4 unit per floor with facilities definitely a better choice in future (if it well maintained and good workmanship) , plus the size is just enough for 3-4pax stay small family/2 generations. (Not too big to add burden on maintenance and monthly installment).

Block A - D only has 2 types which are:-
1269sf (3+1 rooms + 2 bathrooms)
1545sf (4+1 rooms + 3 bathrooms)

Price psf above was given after rebates.
So you can do your calculation =)
Eg. 460psf X 1269sf = 583k approximately

If latest launch Block E Astoria
Eg 520psf X 998sf = 518k onwards.

wow block E are at much disadvantage... buying expensive product... but if for own stay should not be complaining a lot..

ermm, to get another confirmation, no DIBS for all A-D?

Yes. No DIBS but rebates. You can ask SA for the package. I'm not sure the current package as of now.

Yes. Block A-D (Phase 1) last year is cheaper "as in PSF", thats why we have EARLY BIRDs.
However I believe still have few units available from phase 1. Not too late to get the higher floor/bigger unit.
Contact SA JOY if your relatives r interested. Dont wait yea..for any other projects too.

another daring question, how much those investors are thinking to sell after vp (if they are investing)? another 200k to whatever price they bought?

btw, buyers are buying at rebated price, but S&P price is before rebate, will this cause any hardship in future selling ?

Anyway, as for your question on hardship for subsale buyer on SPA price; actually it really depends how much the investor wants to make out of it la. The SPA price is for sure the undiscounted price, but that is a small difference compared to how much the investor are intending to price it for subsale.

Subsale buyers will eventually get a new SPA price based on agreed selling value.

Actually is good to have undiscounted price in SPA because RPGT will be lesser if u sell it within 5 years... :-)
