I was referring to UNITAR and Lincoln. Vision is also there but probably does not belong to the target group.

In my opinion, KLCC area SOxO mostly for tourist and airbnb purpose.
HighPark is SOHO under HDA, mostly for PJ local (ownstay), working adults frm other place, rent by some lectures & UNI students.
and then (Existing building) The Grand SOFO can proof it. hmm.gif

I think LH FH issue affects only investors, in terms of how soon they get the money after sold it. Value wise not really much nowadays.

Lh average 20% lower than fh in market. If for long term rental then no issues

My experience is, the property value itself is decided by the demands. Even if it is freehold, same kind of property (next to each other) apple to apple comparison, the difference can be big gap.

Imo, phase 2 is more suitable for own stay (home buyers). If for invest, phase 1 were much cheaper.

Heard from the SA that phase two units come with partly furnished.
If for own stay, regardless of prices, home buyers are buying location (and perhaps some furnishing).
If for investors, they will calculate the % of their profit. (minimum capital maximum profit) Buying phases after earliest means making less/least $$$.

Correct me if I am wrong. Just my 0.02 cents.

Any photo of the site progression?
I went to their sale gallery last time. The price exceeds 1000 psf for unit with partly furnished. There is a 5 acre land for around 1000 units which provided a spacious greenery area combined with various facilities. It is good for own staying instead of investment.

I heard from SA it costs around 480k for the studio type of north tower with partly furnished. Do you think is it worth buying? I am impressed of their green space design with GBI certification

though the price psft is really higher,than other condo among that area, the total price is still acceptable due to its limited area design like studio. Anyone know recently take-up rate of south and north tower ?

Hi All, I have one nearby PJ5 Soho for sale 350sqft rented out at RM1300 a month. This is the highest rent you can get around that area. Above market value. Looking to sell at 315k.

I would suggest whoever buys keep this tenant as you are not going to get any better or more reliable tenant. He has been staying for 5 years. Unlike Highpark this is Freehold smile.gif PM me if interested.
