Anyone here owner of pentas 2. Do you have maintainence fees? And how much and paid to whom? Thanks

All pentas phases pay rm300 per quarter per household for the security (usually if you pay lumpsum each year you get discounts and only pay rm1000/year), paid to the residence association. You get two access cards with that. The security guards are by far the best in AI (as quoted by some friends who happen to be AI policemen).

This project seems to be more of a failure. Pentas Property prices keeps dipping, even though not a lot but still dipping.

No new commercial development in the area.

ada... but luckily the owners here alot good holding power... i dont see the occupancy rate here more than 50% for each phase... when i drove pass the area before looking for my fren.... given the packages when they selling... i think the owners here all have decent cash flow and holding power with them....

For Pentas phase 1 to 4, occupancy rate is higher than 50%. Many of the end lots and corner lots are up for sale. Of course there are some intermediate units that are vacant yet not for sale.

Prices here are steady with not much flunctistions. I think phase 5 just handover not too long ago, and the final phase 6 should be soon.

Honestly if you’re seeking a quiet neighborhood which is spacious while your kids can roam free, cycle around the neighborhood, play at the park with no worries, this is the place.

If you’re looking to flip and make a quick buck you better look elsewhere.

good for family environment. Somewhat secluded but still quite near to the city. Only thing is that if the price could go up faster.

My only regret is my grandfather didnt leave 100acres of prime land in kul for us.....

Whenever I pass by this location, it seems to me that around 90% pass by here just to get to Klang to avoid Federal Hwy jam @ Klang. Otherwise, the town seems like pretty dead to me.

Peaceful is like Bukit Jelutong, you have trees, not that high density, and nice houses, but at the same time also a Jaya Grocer or Aeon Shah Alam there for you to buy stuff so you do not have to drive to Klang. I read the whole thread from 2013, macam lots of hope was put in.

Yep. My friends living there will surely target to buy any makan grocery whatsoever before returning home to avoid the toll. Also heard good restaurants are very few here.

Yes you are right, if from Klang direction, can get pork around Kampung Jawa area and Econsave and the distance is hella far from Bkt Tinggi/Bandar Baru Klang, but from the other direction, a bit tough cause it's Kesas/Federal.
