may i know what is the condition for buyer to be charged under late payment? can someone please explain. whether the reason because of late disbursement of sum from bank to developer (within 60 days) or something else

When developer issue progress billings, there is due date
If u or banker pay after due date, penalty will apply

I meet them in person, yet they didn't feedback anything to me, just inform me will call me back but none received.

Maybe they don't really mind my small amount of RM19.20. blush.gif

haha........you must have monitor the "movement" of documentation from SnP lawyer to you .........and you to the loan agreement lawyer

Dear All,

1) Ask for chronology of events from both snp and loan lawyer
2) Check who is the culprit who delayed
3) Call the person and say f*** you. You stupid mofo, please pay the late payment and dont buat bodoh only.
4) Repeat step 4 until he/she pays.
5) Feel happy

just to ask, any dead chicken available for taris or tenun? I was bit late to consider AI, previous nv thinking of looking larger units. Sub sale for Arca and Karya comes on 830k while older one, Nukilan and Ukiran around 780k, chanting still can get 730k.
Consider newer property save some MOT, and warranty somemore. How is AI subsale warranty for Ukiran and Nukilan 2?

The earliest phase Nukilan still under defect liability period of around 6-7 months. Ukiran which is slightly newer than Nukilan should have slightly longer defect period.

If you want to consider new units, Tenun still available, quite a number of units. While Tari's, Pentas only left bumi quota.

Any one know the sales office contact? I search only found the HQ.

Yes, Tenun still have quite a number, starting at 718,888. I never come across AI bumi lot will be or can be opened to non bumi.

Thanks. Nukilan3, 22x80 vs subsale of Nukilan2r or Ukiran at 780k. Don't forget the snp and loan fees as well. But the 24x80 really mouth watering the space and design. One thing I notice, Nukilan2 has very high ceiling at 1st floor, so does chanting, but ukiran already put plaster ceiling, but the height has cut into half compare to Nukilan2.
By the way how long does InP warranty given to Nukilan2 and Ukiran?

24 months from VP date.

Nukilan 3 leftover 2 units are direct purchase from I&P, developer absorb SnP + 50% MOT. Thus entry cost is lower compared to Nukilan 2 or Ukiran subsale. However, of coz Nukilan 3 size is narrower by 2 feet width compared to Nukilan 2 or Ukiran.

These are the points to consider.

Hey, any idea if do proceed reno work prior defect fixing by InP? Ofcoz Reno won't touching those defects reported.

After report those defect should be able to proceed. U just need to inform INP staff to come check onetime prior start reno.

Received chronology from both lawyers, both are delayed. Have ask both lawyers bear the cost for late payment. But both lawyers are keep quiet and no reply. What can I do?
