nope u r totally wrong, those who wake up early morning and queue there to buy, are loser (including me)....


according to some experience property taikor, this sp product cannot pakai, sure fail, cannot appreciate much...can appreciate 100k, can consider lucky..if unlucky..then price will drop, because sp setia not as good as before, economic crisis also coming...400++k in this semenyih area, cannot pakai..too expensive.........so those who buy is stupid (including me)...

congratulations to those taikor with better foresight, u r smart by not buying anything in SEH...congratulations again...

yeah..it's agreeable that those taikors have every reason for not buying......while some other taikors have every reason for buying.
well, it's not the case that this development is 100% bad.....
semenyih being semenyih has its pros and cons
everywhere DSL is expensive
no matter how is SP Setia now, it still has its value
setia alam is just a benchmark or reference...
if we need to touch the topic of economic crisis....it's already another whole new topic that's gonna hit everyone...

So no worries, there's nothing to be unlucky about
It's a sincere congrats anyway....

get a Pallida 1 20x65 DSL with very pretty unit number at below 420k...

heard SP stuff said they are in progress applying approval from mpkj to built the fenced surrounded the whole DSL precint 1, and guard house for sure will built...another plus point for sp setia....

and i saw the link highway to lekas is in progress built... rclxms.gif

There is always next phases, probably another year. Although, price is more expensive that 1st phase. But they will improve the specs from phase 1. Probably, the time lapse for this project to mature is already shorten. Hopefully, the appreciation is much faster and the holding period is much shorten. It's also a win-win situation. smile.gif

Agreed, I oso gv up tis rd not becoz of location, project or developer. Is matter of timing.
For landed, if can sell within 1yr then is good timing to go in.
If 3 to 4 yrs, cash flow allowed.. Still ok.
If need to hold for more than 4 yrs. So, need to reconsider how to allocate the cash flow.

The matter of "timing" is very very crucial which linked with the key-word of "execution" and "matured" and not lesser than "cash flow"

Location is one issue. In a matter of timing of this township gets half matured, people would brand this nice township as Eco Hill and not call it Semenyih.

When Bdr Setia Alam and Eco Park launched, people branded it as Klang or border of Meru and Shah Alam, which too far and too deep.

And it was very successful as it own now, people accepting where and what is Bdr Setia Alam, not Klang not Meru and not Shah Alam.

I dunno Semenyih is good or potential or not.

But I definitely believe this Eco Hill is great, good and potential. It is a township of it's own.

Unit selection progress is quite smooth today. Emcee is better as well. The ridiculous attendance check is proven just a drama.

Imho, the link semi d unit allocation for internal and associate is quite fair. They only allow to choose the units close to highway, while those waiting like kanasai can choose the units close to the park n lake.

I took lekas to pass by SEH site just now, my own preference, I would definitely avoid those near to highway at all costs.

All the cheaper one gone first follow by those value for money one. Slow moving one are those phases with future price tag that supposed to be launch in the future but they can't wait to put them on sale today.
