After this phase 2, there’s another phase 3 coming up kah? From the floor plan there’s a bridge connecting to the mall and phase 3. Still got space for another phase??

Yes, that plot is where the current sales gallery is sitting on.

Phase 3 is an office block from the last time I checked with the sales staff based there during the Phase 1 Blocks A & B launch last year.

As an update, the new sales staff I'm currently dealing with mentioned that there will be a revised package this week, but it will still be based on the tentative pricing prior to it's launch this October. Similar to how Blocks A & B for the 1st Phase were advertised.

Let's see how the market sentiment react to this latest launch phase. I heard from Sunway staff mentioned this would be their last phase of residential project in this masterplan. So last chance to sapu??

The circle directly above SV2, I suspect one of them is Legasi Cochrane (if you look at the official site, one of their renders puts it adjacent to the SMK Yacob Latif school's football field). As for the rest of the plot towards the Sacred Heart of Jesus church, no idea, but there are a number of squatter houses there which looks like they've been around for years.

As for those 2 circles below SV Mall, I recall that it's part of Jakel's LOT 16 @ MALURI CHERAS (32 acres).

As for SV3 on the plot next door to the SMK Yacob Latif school highlighted by ryan, I'd be surprised if that were true.

what is the actual distance from SV 2 Block C to the Maluri MRT? is more than 500m right?

If got holding power, its a good investment definitely

Four types of size and layout based on SA

Type B1- 678 sqrft 2B 2B >> RM 637,000(939 psf)
Type B - 689 sqrft 2B 2B >> RM 649,000(942 psf)
Type C - 786 sqrft 2B 2B Dual Key >> RM 697,000(883 psf)
Type D - 915 sqrft 3B 2B Dual Key >> RM 832,000(909 psf)

INDICATIVE Avg Nett Price & PSF (RM)
12 units per level

Type B is the best facing KL view but limited 3 units per level - North facing
Type B1 is facing facilities, 1 unit per level - South facing
Type D is all corner unit - 3 units per level

Judging at the rental at iproperty for VR 1-3, with avg 200 units per building fighting for rental, you might want to use this as benchmark but tats for the current situation.

Long term wise and CA should be promising with all the connectivity, TRX and factors

Read up this too, so called unbiased review

Around there, but I believe it's almost the same for the Cochrane MRT station.

But at least there are link bridges + covered walkways connecting to the SV Mall and both Cochrane and Maluri MRT stations. Makes walking there comfortable instead of directly under the hot sun like what a number of new-launch projects near public transit stations are doing for the latter case.

The 1st phase units are sold at around RM 78x/sf - RM 8xx/sf. Pretty doubtful the 2nd phase will be sold at a lower price, especially when the unit sizes there are smaller than the former.

Probably will have to wait for an updated pricing after rebates this week.
