What is the rental rate of surrounding condo here.
How many % rental of New condo can be more than old condo??

You mean Plaza 393 and Warisan Cityview? Aren't those condos targeting buyers and renters with a lower income bracket?

Don't think they're comparable to V Residences and the SV2 phases.

I noticed that there are two ways to build tall buildings.

One, like Laville and One Cochrane where they build the skeleton (pillars and beams) first and the walls are masonry wall with bricks later.

The other way is to build floor by floor, where even all the walls has rebars, acting as pillars and no brick walls. You can see this on Velocity Two, Una and Parc3.

Can anybody shed some light on the pros and cons for both construction methods?

I don't know too much. However, I know that with masonry walls, they are non-load bearing walls. That means columns and beams will need to be bigger. Brick walls could have more problems with cracking and workmanship issues. Sound isolation could be not as good. Of course, non-load bearing walls can be removed if you want to modify the room layout. In Hong Kong, there is a restrict regulation for the quality of concrete. However, I am not so sure about quality control of bricks.

Yes, for walls with rebars, you cannot knock down any wall you like. Also, cell phone reception will be bad because the whole building is a faraday cage.

On a positive note, you are safe from all radiations.

Just to share some experiences from Hong Kong. Faraday cage is surprising not so much an issue for mobile phones in HK buildings. The rebar can help shield mobile frequencies; however, depending whether granite is used in the concrete in Malaysia, the concrete can give out a radioactive gas called "radon gas" rclxub.gif . We have this problem in all condos in HK as our concrete has high granite contents.

I have some problems understanding your explanation. Can you please explain more clearly especially radon gas, what does it cause, good or bad reception?

I read about a new hotel in the late nineties in Shanghai, on the first day of opening, all the guest were complaining they could not get any reception inside the building.

Dear all ,

I wonder any of you join the sunway velocity referral programme ? I was told that I ll receive the referral fee in few mths time. I waited 1 yr plus already still yet to receive the referral fee. I call to the office and everyone one was pushing the responsibility to answer my inquiries about the fee. I did not even know what is the status now. Hmm.. wonder has any one got their referral fee already ?

By the time it's launched, the balloting starts and those who put in their cheque during the registration period will get the chance to attend it and choose your desired unit. If you decided to buy after the cheque deposit deadline, then you'll have to wait until the end of the ballot to choose your desired unit. Just be warned that your desired unit will be taken up by then (along with a chunk of the units in that particular block), but if you're lucky, it may still be available. This is my experience from buying a unit in the first phase's Block B.

So yes, if you're dead set on getting a unit here, then be ready to place your cheque before the deadline. The registration for this phase dy started, so you can pop by the sales gallery across the road from SV Mall to enquire.

the tower C price tentatively will be RM638k at 680 sq ft .. i bought tower A for sunway velocity 2 previously .. if u want to buy do let me know ya... i can share the referral fee that i get half with u smile.gif .. just tell me 0177332120

For your info, Tower C is the block facing the empty plot of land next to it along with the KL-view (depending on how high the future buildings are on that plot). Got this info from the sales staff who attended to me previously.
