Another random updates:-

Went to Builders Hardware in Kepong to take the hood suction hose so that the contractor can get it ready inside the plaster ceiling while waiting for the kitchen cab installation after CNY. I paid a RM130 first to take it home and will be refunded when they deliver the whole set of hood, hob and oven later. I'm getting Fotile brand from them and signed it in Homedec last May. As many forumers recommended, their price is always as attractive even that we buy direct from their shop. However, I still find I'm more 'jiok so' purchasing it from the fair because I get extended warranty given by Fotile and I got a 2pcs stockpot from the lucky draw + some other free gifts.... (so lucky that they were the exhibitor that time, so it's no doubt a good good good offer+ free gifts!) rclxms.gif

Following are some other items that I got from Builders Hardware on the same day:-
- Cabana toilet roll holder at RM38ea. Love it mann! Such a nice quality at this price tag!

Next, I got this HCE granite double bowl sink. Gotta get the kitchen cab vendor to install it as under-mount. Will show u guys the installation details later when done. Zheilwane has also gave me a very good price so that I can 'afford' to buy the HCE tap as shown in his showroom as well... tongue.gif

I didn't get much bathroom accessories and fittings from them as I've already bought most of the items much earlier at Ga Hing where I got 50% off Johnson Suisse products which it was a discount-locked-in that I signed in Perfect Livin fair. I will show the pictures of those fittings later as they had all been installed and already been covered up to avoid scratches... Kekeke~

The skirting that I'm using here is the plastic type with embossed wood grain, the color called Pearl Teak.
One good thing of using the plastic type skirting is ofcoz termite proof. Inovar is giving lifetime termites warranty on the floor board but exclude the skirtings and accessories. Their wooden skirtings are made of those cheap mdf, so might as well get the plastic ones... tongue.gif

Still very minimalist. Very disciplined family I have.
Only thing not going well is the grass in the garden which is not growing due to lack of sun light.
Maybe after CNY I will go for artificial grass.

Below are some cheaper housing below 1mil.

At this price, although far abit, Pajam Dev...selling their Semi-D/ bungalow (40x80) with freebies ard RM700/RM850, unless your husband works in South KL/Cheras thru Lekas highway, would be no problem for you buying a house at Pajam.

Semenyih have many good housing there, esp Eco Hills

Bandar Enstek, Nilai, near KLIA/Putrajaya

Putra Heights, Planters Heaven, along PLUS KL-Sban..

Anyway, good luck with your reno. and money spend..

I like Pajam's housing project, because I can sell air purifier more, air cond and can help doing wiring jobs.
Planters heaven, not bad also, at least I'll be escorted by samseng jalanan during night time. Sometimes I will spend them a drink also, just to keep me safe.

Nope, I just want to state that with GnG, you are opening the door for thief to come in while without GnG, you have to pray thief don't come to your house.
Also, a housing project that near to kampung area are not that good no matter how good is inside as you still need to pass by the main road that subjected to get robbed.
I do understand how a person will feel when he spend rm1M for a house and when people tell him that he is staying next to rubbish hill. He will fell insulted and be defensive.

Was also thinking of buying similar house in your area last year (opposite the Petronas?) but finally decided on a Condo down the road near Saujana...hope to pick up the keys in a couple of weeks then my journey will begin too!

I have read it all from page1 and for sure will help me a lot! Although mine will not be a major renovation will still need to renovate kitchen and a couple of bathrooms etc...i now have a good idea on how to start it all off.

Anyhow thanks for the great info,cheers! thumbup.gif

Oops.. I can smell some smoke here...

Actually I'm buying at the location where I'm comfortable living in with decades of familiarity and with all the eatery/shopping places that I frequent most. Besides that, there are decent schools nearby (choices of kebangsaan, jenis kebangsaan or international school).
I'm also buying at a location with limited parcel of land for new development of landed property.

If I'm to compare the value based on house sizes, i might as well buy a bungalow back in my hometown...and no one gonna buy at bangsar or damansara height already...

Hope there is no offence, just that each of us here has got each individual preference and consideration...

The price after reno, completed with all new fittings and furniture of my taste and preference will be approx 1.24M all in, where as the market price is now 1.3M and above for an intermediate unit with kitchen extension which still needs lots of refurbish works, unless ones can lives with its old fashion tiles, kitchen cab, gate, parquets, windows and doors.

So, i still got untung abit lar with cheaper cost for a unit with a decent and brand new make over... tongue.gif
Moreover, I believe the price will sure gonna increase further overtime. smile.gif

Bro, saw your folding door, does it comes with laminated or tempered glass? do you think it is safe to use the folding doors alone as it will be used without grille.

Me too was eyeing the Saujana area before I purchased this unit. I nearly bought a unit at Amaya Saujana but the agent coudn't get me a non-west-facing unit that time...

The multi-folding door at the back of my house comes with laminated glass. It still can break but needs longer time, more attempts and depends on what's the tool. The question of whether safe or not by using it without a grill is very much depends on your confidence on the security at your living area. Some prefers without grill and they are comfortable with their residential security, plus armed with alarm & cctv system.

Whereas for me, I'm gonna install a collapsible grill there plus other security features. Reason being that I like to open up the area and enjoy the breeze... Thus, I really don't want to be shocked by uninvited 'guess' in the house.
The measurement of the collapsible grill has been taken last few days as it can only be measured after the installation of folding door to avoid clashing with the handles of folding doors. Will post the pictures here after it is done...

Even their combine salary of RM8,000, bank these days, will require checking their existing loans, study loan, car, etc before approved these loans as BNM have tighten bank requirements of house loans.

Prices of food and almost everything have gone up, it pushes these 'middle income earner group' not able to finance these 'sudden increase' of house prices, yet alone if they have babies to take care. Bet, you see these people, mid of month, checking their bank balance, i wont be surprise, their balance wont be more than RM 5,000. I have randomly check, in many states and its people, there are not many, have bank balance of more than RM20,000. (<5%)

As our nation building, and construction & property industry is growing, we do not want to see 'middle income' trap, whereby graduates unable to purchase house or good cars after working for 5 to 10 years or so. Or else, these so called, brains will elsewhere to seek for better pay & environment, which irony our govt is trying to bring them back!.

What i am try to emphasize is properties shouldn't be speculative, but a gradual increase which is not too high or low. These will help to avoid, speculation, low to middle inome/graduates to have decent home, where loans able to finance by them,  (for example singapore, 2 room HDB flats, 200 to 280k, 3room HDB, 280 to 350k - depends on places, regularly control although their land is much much smaller than kl alone!) rather than these situation where crazy house prices indirectly pushing them to leave the country to seek employment elsewhere.

Everybody wants money (from house buyers-agent-govt RGPT-contractors-material suppliers-workers), but does it worth the money?

Yeap, I agree that you got a point that the speculations on properties somehow make the middle incomers especially the younger generation getting harder in their house ownership. Nevertheless, by realizing that sooner or later, properties in the city or preferred location will only be affordable by the 'survival' (eg, New York, London, Shanghai, HK, Tokyo, Spore,etc), thus I choose to focus on making myself one of the 'survival', than mourning over the history of housing price, since the market is non of my control...

Even my hometown house prices has gone up more than doubled from 120k ten years back to current 300k...does it means that ppl shouldn't buy there but move to places lagi ulu to avoid property speculation? Anyway, both kangkung and broccoli are vegetables, it's just depends on individual appetites...

Main gate:-

First of all, my initial plan was to get the wire mesh kinda main gate as I was attracted by the raw and industrial feels it gives. I started searching high and low for vendors who do such design as I seldom see exhibitor display this wire mesh type in the reno fair... Later on, when I knew that the common problem for wire mesh is the sharp edges which could be hurting especially on kids, I changed my mind to the peforated panel type...as I've seen one very nice gate with such design in Damansara area.

Found a vendor who does it but I was told that the peforated panel can't be done with hot dip galvanise because It will cause wrinkles on the surface...hence it is supposedly prones to get rusty without the galvanised procedures. I went back to the house above and observed that it has various signs of rust on the rail which were the rust water dripped from the gate above it....

Saw a horizontal stripes design in Three Kim's FB album which I think it looks nice. Their price is not the cheapest but read that they have quite good reputation. So, I got my main gate, grilles and collapsible grille from them.
They came and done the installation for my main gate and grilles 3 days before CNY. The gate looks nice overall but there are some parts on one of the frame, with very rough metal workmanship. I guess those were results from rushing jobs before closing for CNY.

I don't know what u call this in the following pic. I call it the 'ears'... tongue.gif
As you can see, they are obviously a huge contrast which the left side's is so rough and it was totally an eyesore looking at it....

There was a palm size on the frame surface was also very rough like a sand paper with super big grains...

The head of the installer used a sand paper to sand the rough surface and touched it up with an aerosol spray paint. However, it was still so hard to convince myself in accepting it, knowing that the possibility of the particular part to get rusty gonna be higher as the sanding may had already brushed off the galvanised layer...
With a 'muka tembok', I rang the ladyboss Ivy and whatsApp-ed the pictures over. Luckily she is quite nice and said will rectify and redo the powder coating after they resume from CNY holiday. sweat.gif

As promised, they came and took the particular frame back for rework and had returned the rectified ones 2 days ago. Now that it looks nice with smooth surface...just that the 'left ear' now becomes slightly smaller already after they reworked it. I can't stop laughing at it when I saw the 'refined' but slightly shrinked 'ear'...hahahaha!! laugh.gif
Hmm, this I can still accept lar...as long as the frame is nice and smooth now... tongue.gif
