For the Franca Fan, i think manual adjustment should be fine if it going to be used in the wet kitchen area where the action are.
You have shortlisted an assortment of fans model and brand. We are spoiled for choice and could be a headacehe in choosing the correct ones. Will look forward to your review on the fans chosen. rclxms.gif
Air-con, the reason for not choosing the electricity saving inverter types? Is it due to you low usage or you have a particular reason?...tks! biggrin.gif

I'm installing the Fanco fan in dining room, the 360 degree Alpha fan in the kitchen. Can't put ceiling fan in both these places as there will be a pendent light in the middle.

Yup, will do review after using those items. Hope they serve me good... tongue.gif

Not entirely. GST will only be imposed later from April 2015, and that will not be considered as an increment on unit price but a general 6% tax on top of unit price payable to the gov.

I left out the part of air cond in my previous reply. Im choosing non-inverter because Im not the heavy user. I just on the air cond a few hours max at afternoon or sleeping time if it is hot or stuffy. I love natural wind and good ventilation is important. So, im opening up the windows most of the time. smile.gif

Nope, I didn't relocate the bathroom. I just extended it by pushing it out to the balcony.

Merry X'mas! hands.gif

My grill is RM10.50/sqft (powder coated) + RM1/sqft for the option of angle bar.

Following is the pic from the vendor showing example of angle bar.

Looking good! What type of ballast you have with your led lights?

Care to share the cost of the led lights? Thank you

Hi maxxon, just came across your amazing thread. Looks like you managed to find yourself a good contractor. I am in awe watching the progress of your reno smile.gif
Merry Christmas and for your lightings, do use a good mixture of daylight sensors and Hager timer switches. Can simulate ppl being home even when you are away on holiday.

Although it's named as 'security door', but nothing is 100%, even the seller would tell you the same.
However, we are just adding more barrier features to make it harder for the intruders. Thus, our home security is basically a combination of various features.

Normally people do not install grill when they have the security door as it is already a metal which is harder to cut. Further more, it has more lock sets to secure the main lock and also the upper and bottom locks.

The door is moulded so that the lock set is hidden from outside of the door. As such, it is not expose where people couldn't reach the lock set with metal ruler or cutter.

hoho, this is awesome. i will consider it but somehow RM2.5k is quite a number for me. does the door able to connect with your alarm system?

Actually, I'm kinda curious how did you guys tell your contractor on what colour to paint on which wall?
To avoid mistakes and confusion, I've sent my contractor the following few pics, plotted out which part and which colour that I want (based on nippon paint colours brochure) . My contractor said he was amazed to see so many polka dots when he opened up the files....guess I'm the first ever client of his doing this...    brows.gif  cool2.gif

The first layer of paint was done and I'm kinda satisfied with the chosen colours accept the living room and family hall which has been painted in 'hush white'. The 'hush white' colour is too yellowish/creamy to my liking. It makes the room looks smaller and the walls were looked like those already painted for more than 10 years...
I failed to convince myself accepting the colours so I have to tell the contractor to re-paint it to another brighter colour (orchid white). I think I better change it now since it is just painted the 1st layer, rather than regretting for many years to come living in it...  tongue.gif

I noticed that your interior is using single color on each wall right?
Perhaps, you can try draw some line by paint vertically. The line can be thicker or thinner as long as you make whole wall asymmetry. If you are interested, i can pm you some photos from other forum.

For the eyeballs spotlight, I'm pairing it with osram ballast; whereas other LED lights I'm not too sure coz most of them are built inside the casing.

For the lighting cost, u may check my previous post:-

X'mas is just over, so it's now Happy New Year!
My initial plan is to put a hager timer on the car porch downlights...hmm...after your reminder, I should consider to put one more timer on an indoor light too....for the simulation like u mentioned. tongue.gif

Haha...I'm too lazy to do so ler... tongue.gif
Moreover, I would minimize pattern on walls or wallpaper because I will easily get 'jelak' with it. That's part of the reason why I do not do much built-in cabinet, built-in feature wall panel, wall paper, etc.

I'm just going to decorate my walls with photos and paintings which I can easily take it down and change. wink.gif

Do consider using the Selcon daylight sensors too. It works abit differently from the Hager timer which is mainly time setting based. The Selcon automatically turns on when the environment is dark regardless of the time. For example the car porch lights will turn on during a dark rainy 4pm etc.
