Juice D 'Fruit row ground floor= No buyers' offer and no sellers offering their unit to market.
Tipsy Brew row ground floor= Asking prices of above RM2k psf are too high for buyers to consider at the moment.
Any one interested can let me know.

As per today, landlords should not be too greedy & rent out their units at fair rentals. With the huge capital outflows, many businesses are affected badly & if rentals are high even RM2K per sq ft shop can be closed down. A RM2K per sq ft shop lot that is abandoned will look bad & perhaps have to let go at huge discount.

IOI Boulevard offices is far better deal compare to SW offices

1) Unifi at IOI Boulevard. SW office uses maxis ADSL.
2) Boulevard closer to many banks.
3) Easier in & out at Boulevard.
4) 2 Glass doors entrance at Boulevard vs 1 fire rated door at SW.

But strangely for Boulevard if u look up, many units still vacant...

Those vacant one are mostly large corner unit or those facing mainroad which are holding by IOI. Before mid this year, they were asking RM4/psf rental.. almost no taker !.

Now heard they are willing to reduce the price to RM2.5/psf . hopefully will fillup soon. IOI very lansi, no ground for nego.

Those sold unit many already filled up.

Whoa, drop from rm4/sf to rm2.5? That's a lot! Broadband is a problem in setiawalk. Exabytes not facing any problem?

Definitely retail shops in long run. Office got no supply issue, can grow vertically. Some more nowadays got soho everywhere.

Subang Condo Bans African Tenants.

“African” tenants at a Bandar Sri Subang condominium here have three months to vacate their units after the building’s management slapped an unprecedented occupancy ban on them last week.

The decision came after the majority of Ridzuan Condominium residents voted in an annual general meeting (AGM) held on July 6 against renting their units to foreigners from the continent, whom they allege to have “caused a lot of nuisance"

Hi..thanks for letting us feedback on action taken in Ridzuan Condominium. All property owners of Setiawalk must be careful on acceptance of "Black" money i.e. also not to be too GREEDY and rent out your units to Blacks. By doing so, we can protect the image of Setiawalk and upkeep the commercial value of the project. If property owners who are too GREEDY about rental, first places shouldnt have invest in Setiawalk.

Yes....thats a difficult question!!! But some Malaysians are so annoyingly ignorant & dont even keep up with the news of these social problems. Even they know that Blacks are 'disease', they still rent out to the Blacks. So stupid & dumb.

The RA does not have to power to ban owners from renting their own units to certain people.

Action as per "Enforcement" in Deed of Mutual Covenant(DMC) can be initiated. Includes "Management may suspend all and any rights and privileges of the owner for a specified period without in any way relieving the Owner of its obligations herein including ....".

Depending on lease agreement signed, owner with Afican tenants may have to suffer big losses reimbursing their tenant. DMC is usually written in such a way owner has little options. Can try to go to court for a test case.

Under DMC JMB can make house rules, especially with large majority support. Are there any court rulings that define what are unreasonable house rules?
