Hi guys, would like to ask if there is any choice for proper internet accessibility?

We opened a cafe The Journey and is using Yes 4g. Though the speed is fast, but because of the quota we can only have sustain  such speed for 1 week+ only.
Would really want to provide good wifi accessibility for people to hangout, but really out of ideas. Thanks

Thanks. But i am using zoom 4g, which doesnt have the ability to block certain sites. It just broadcast the wifi only..
Willing to pay for service to anyone who can trottle any user's speed to speed that i prefer, if it ever can be done..
*
Put a wifi router connect to the Zoom 4G.

You can then set the rules in the new wifi router.

Let your customer connect to the new wifi router.

Done.

Maxis reverted after my complaint to MCMC on the non-availability of fiber internet at Setia Walk.

Bad news:
No timeline as to when fiber internet will be made available at Setia Walk.

Good news:
Maxis is "upgrading" the existing copper lines at Setia Walk. Quota-based packages for internet speeds of 8-10Mbps will be made available by Maxis in the next 1 - 1.5 months.

not bad afterall. meanwhile got other option like Yes4G

HI anyone know of the launching price of those shop lots in SW? There might be some variance depending on the size/type.
Say for those typical build up shops of 1,455sqf/1451sqf for 1st/ground floor type?
*
was around RM700psf ground. cry.gif now rm1500psf also consider cheap

Must be PRIME corner unit - not any corner unit and without encumbrances such as long lease. I know of ready buyers now. I have even listed the units. Any sellers? PRIME intermediate unit already transacted at over RM2k psf bro! Even the slightly less prime corner Bata unit would not even want to consider RM2.2k psf. Transacted price for a normal inner facing corner unit is around RM1.5k psf. Off course RM2k psf not easy to sell - especially those facing LDP.
*
RM2k up psf means rental at least rm9psf up to make a good yield.
but if I got $$$ and it is a prime unit (same row with starbucks), I will buy smile.gif

haha..heard from some tktt here..
btw how do you derive "good yield"? Any special formula to calculate?
*
Nowadays, 5% yield consider good to me, different ppl different standard.
Rm9 x 12 months = 108
108 / 2000 psf x 100 = 5.4% gross

No special formula

Juice D 'Fruit row ground floor= No buyers' offer and no sellers offering their unit to market.
Tipsy Brew row ground floor= Asking prices of above RM2k psf are too high for buyers to consider at the moment.
Any one interested can let me know.
*
We just need one very successful business near Tipsy brew and make 2k price worth it. hahaha

rm7psf rental still low lah. got many upside. thumbup.gif

how about the potential of the offices above?
*
IOI Boulevard offices is far better deal compare to SW offices

1) Unifi at IOI Boulevard. SW office uses maxis ADSL.
2) Boulevard closer to many banks.
3) Easier in & out at Boulevard.
4) 2 Glass doors entrance at Boulevard vs 1 fire rated door at SW.

What u say make sense...

But strangely for Boulevard if u look up, many units still vacant...
*
Those vacant one are mostly large corner unit or those facing mainroad which are holding by IOI. Before mid this year, they were asking RM4/psf rental.. almost no taker !.

Now heard they are willing to reduce the price to RM2.5/psf . hopefully will fillup soon. IOI very lansi, no ground for nego.

Those sold unit many already filled up.

linkor boss, between office and retail shop, which one do you think has more legs to run? In particular referring to Puchong area.
*
Definitely retail shops in long run. Office got no supply issue, can grow vertically. Some more nowadays got soho everywhere.

Subang Condo Bans African Tenants.

“African” tenants at a Bandar Sri Subang condominium here have three months to vacate their units after the building’s management slapped an unprecedented occupancy ban on them last week.

The decision came after the majority of Ridzuan Condominium residents voted in an annual general meeting (AGM) held on July 6 against renting their units to foreigners from the continent, whom they allege to have “caused a lot of nuisance"

Any contract statement which sits on top of something invalid or illegal, is itself invalid, illegal or void. That's the basis of all contracts.

For example, a contract to hire a gunner to kill someone is void.

I believe the only way to stop the Black from renting it is to make the place "inconvenient" and TOO expensive.

convinient place like SW will eventually become another sutramas over the time. doh.gif
