Quite hard to guess but not important lar. If the bank is still not in Puchong golden mile, it must be not so popular.

Must be PRIME corner unit - not any corner unit and without encumbrances such as long lease. I know of ready buyers now. I have even listed the units. Any sellers? PRIME intermediate unit already transacted at over RM2k psf bro! Even the slightly less prime corner Bata unit would not even want to consider RM2.2k psf. Transacted price for a normal inner facing corner unit is around RM1.5k psf. Off course RM2k psf not easy to sell - especially those facing LDP.

btw how do you derive "good yield"? Any special formula to calculate?

Nowadays, 5% yield consider good to me, different ppl different standard.
Rm9 x 12 months = 108
108 / 2000 psf x 100 = 5.4% gross

No special formula
