Many of the shop/office lots on level 2 and 3 are still vacant. ... even some pubs are on the verge of been selling off

Business is like that, even Suria KLCC, midvalley which got huge crowd, doing business is still not easy. There is always biz that did exceptional well and biz that doing badly.

Let the market decide. blush.gif

Yes, you're absolutely right.

But it all depends. For shopping malls, its easy to obtain a 90% and above occupancy rate except for those low ends or those situated in a not too strategic location.

As for commercial cum retail lots, , it's not too easy to obtain a 70% and above occupancy rate as major retailers do not opt to be locate in places such as office cum retail lots

It is not a matter of holding power, I know many can even buy cash or hold 10 yrs, shoplot and retail are quite similar, imagine if 50% of SW owners who demand for 8%-10% ROI keep the unit vacant, it will indirectly affect others, all in one boat, rise and sink together
Looking at SW operators whom are struggling to maintain the business, I am quite sure EcoWorkd EkoSky which is a mirror to SW concept will fail. The number of shoplots is only 35 units and without Mall.

Correct, it is one of the factors. But then the claimed improved version swp of ecosky, I have doubt.

Parking should be free for a bit longer. At least occupancy for shop office about 40-60%.

Retail or SOHOS owners must not be rental collectors only, but have a mind set of business men. For example to give 3 months free rental, for the tenant to set up their business & kick start. ROI should be reduced at an appropriate level to allow tenants' business to grow. I find Malaysians have herd instinct in their blood...always crowded on air cond malls with narrow passages to do their things. SW is a nice concept with nice water features & the place is huge & not congested like the ones in PJ & Subang Jaya.

I believe those who participated in the guarantee return scheme by SPS are promised with high ROI, if not mistaken 10%, this is ridiculous to me!
Secondly, SPS failed to offer a package for their tenants in the entertainment mall was a lapse of concentration, over confidence!

It's confirmed, Bad Boy Cooks is coming to SW. Tasty food at very reasonable prices. Hopefully the queueing time for seats is not going to be as bad as their Oasis Ara Damansara outlet!

ECoSky made comparison with SWP due to their DNA. By no mean it is to discredit SWP. Correct, no mall, no cinema but just better layout....
