with vw coming-in, then setiawalk will be more high end a bit, hence cold storage should come in lah.

an appeal to jmb to push setiawalk management to work a little bit more harder to promote setiawalk.
the car park operator is operating at their wimp & fancy by closing many inlets & outlets - inconveniencing traffic flow just because they want to do less work to reconcile the parking tickets! can jmb talk to them too? |

the jmb can play a role to advise owners & developer - win-win.
we really need an anchor tenant for the retail mall. otherwise, how to drive traffic? |

QUOTE(a123 @ Oct 5 2013, 08:35 PM) Restaurants like Padi House is full house every evening in Sri Petaling. It is not as bad in SW probably due to its larger floor area. Another restaurant that is full house every evening in Oasis Square is Bad Boy Cooks. Heard they are also opening a bigger restaurant in SW soon. a123 - you seems to be linked to bad boy cooks. nonetheless, just curious - with so many western-theme f&b outlets in sw - what's your value proposition to us the consumers of puchong? in any case, i'll definitely support bad boy cooks if it's good. |

QUOTE(linkor @ Oct 7 2013, 10:47 AM) so many western-theme restaurants already in setiawalk. but honestly they received good reviews on the net. not sure how amelio, agape chiila cup & the rest going to compete? this crowd more of weekend family dining.local-theme only q-bistro, asam house & cafe kaseh but different crowd - this is office, condo & cinema. |

QUOTE(Marine Boy @ Oct 21 2013, 11:10 AM) eventually SW F&B business will catch up, as this concept is new in Malaysia. Its like a nice spot to have lunch, tea & dinner as it takes you away from the hustle & bustle life of the city. Its part of living..... i tend to agree & hope enough traffic to drive volume to the increasing f&b outlets. jmb serioulsy need to find an achor tenant in terms of groceries. |

QUOTE(linkor @ Oct 21 2013, 01:21 PM) It's not responsibility of JMB to look for tenant lah. hahaha. once it's handed over to jmb - they need to ensure tenants move in so that we've enough funds to maintain the overall place.I know SP has been contacting various grocer to come in and hope got good news. |

QUOTE(a123 @ Oct 21 2013, 01:54 PM) SW parking fee going up as at 1.11.2013. same crowd. hope this will not affect traffic with the increase. ioi mall still rm1 & rm2 for weekday & weekend respectively.Mon to Fri first 3 hours $1. There after add $1 per hour. Max of $3/day. Sat, Sun & public holidays $2 for first 3 hours. There after add $1 per hour. Max of $4 per day. Traffic volume is good. Over 50 F&B outlets at the moment. if no traffic, all outlets will close down one-by-one, not only f&b. already the car park operator closes many entry , thus making difficult entries into setiawalk for their convenience. QUOTE(Marine Boy @ Oct 21 2013, 04:20 PM) Yes..i agreed. JMB or SW management have to be told off about the parking fees. Parking fess have to be similar to IOI t thot outsorced to car park operator & they increase at thier fancy?if don't do something, both spsetia & jmb will kill off setiawalk - already not enough people coming i think except for weekend. for our properties to rise, we need people traffic - big time. |

QUOTE(Xccess @ Oct 21 2013, 07:57 PM) Ya, I agree RM3.00 max per day is reasonable. This amount won't deter people from going SW, fair price to me. not expensive but have to compare to ioi mall - why do people want to come to sw if ioi mall parking is cheaper & offers more varieties.already tgv losing out crowd to ioi mall. if people go for movie, why pay extra 3 to 4 rm if ioi mall is only 1 or 2 rm. after movie can go shopping some more. not arguing but people who increased it must consider many factors. we're residents who wants the best for sw. not complaining but offering input. |

QUOTE(a123 @ Oct 21 2013, 07:02 PM) I assume JMB must have agreed to car parking fees increment. Quite ridiculous to allow operator and management alone to decide on such important issue. jmb put in a lot of effort but not translated into good periodic updates to the members. in any case, their hands are tight since developer also take months to resolve a single issue. nonetheless, representations not universe since many have moved in. in addition, many jmb members are working. So far still no AGM and no audited accounts. Look at the water fountains in front of beer factory and the laminar jets. They are in such pathetic state. Even the main water feature are also not maintained well. Some algea are begining to grow in it. The last I heard from management is they are having problem with the supplier of the water fountains. Officially they are not handed over to SW yet!!!!. SW JMB seems invisible/very secretive. Who are in those in the pro tem? I see JMB represented in closed/restricted residence FB. Please do something to push JMB to do something about the gradual deteriorating state of SW before it is too late. we need a more rounded representation to include the 3 blocks of condos & the retail/office outlets as current jmb members can be perceived as bias. QUOTE(linkor @ Oct 23 2013, 11:03 AM) 1) Retail car parks belongs to developer. not part of common facility. JMB has no say about it. not sure about valet parking. not true. JMB has a lot of influence & power. 2) Entertainmall belongs to developer. not JMB. 3) Yes, SW didn't plan for grocery. in fact, upload/unloading for retail shops are not easy. 4) From next year onwards, new JMB act will come in place. hopefully retail JMB fund can seperate from residential one. 5) a123, Please let me know/(pm) when/where is the next AGM. I want to know more. They have never invited me to any AGM.. hmm... jmb can push developer to improve on securing quality tenants fast. jmb can work with developer to have more events & promotions every weekend at sw. jmb can ask developer to delay hike in parking. you're right, jmb a bit tired. |
