It is not a matter of holding power, I know many can even buy cash or hold 10 yrs, shoplot and retail are quite similar, imagine if 50% of SW owners who demand for 8%-10% ROI keeps the unit vacant, it will indirectly affect others, all in one boat, rise and sink together
Looking at SW operators which are struggling to maintain the business, I am quite sure EcoWorkd EkoSky which is a mirror to SW concept will fail. The number of shoplots is only 35 units and without Mall.
*
Correct, it is one of the factors. But then the claimed improved version swp of ecosky, I have doubt.

ECoSky made comparison with SWP due to their DNA. By no mean it is to discredit SWP. Correct, no mall, no cinema but just better layout....

how to stop illegals cars from parking behind the road to serviced apartment?
last night was a long stretch and they walked pass the lobby into sw
this is rubbish. why the guards not stopping it?
all doors should be installed with tag access
some drunkards walked into the lobby and sleep
some trying to look for toilets
*
These are all the SW visitors (mostly Chinese) who took advantages on FREE PARKING by claiming as SW visitors.

BBC(Bad Boy Cooks) is significant crowd puller during lunch and dinner at Oasis Square. Their placement of main door facing the large empty space may turn it into a "Brio Square" of sort. That space got to be spruced up to a level that befits a main lane and an area that faces and leads to the main entrance of Brio. Obviously any discussions with BF to find a permanant solution to the many issues created by them must include improving the image at that location. In fact BF has suggested a "3D Wallpaper design based on nature theme in line with Setia Walk environment" at that location. Not sure whether that is a good enough and a long term workable solution acceptable to residents/tenants/owners and thus JMB.

Haha, Brio Square.... i dunno which genius provided that kind of name.... It never that huge to call square.

It always wet, dirty on that area. Much less desire to camp there with loud music around.

Locations wise, Brio is at the centre point between two blocks,
I prefer setting up something more symbolic like mini Statue of Liberty.....mini Eiffel Tower....... and it is more appropriate to be called "Brio Square".......rather than having the children's playground which we already have in 7th floor.

Due to that area being always wet, annoying noise of the children, as well as the rarely used zigzag shaped slant lane at the entrance, is it suitable? Would it cause R2 lobby to become a hotspot for them to hang out?

That's just my two cents. Thank you.
*
Haha, really don't understand why square coming into play? That place was never a place to hang out.

tkts,
seems like some misunderstading here.
of course skypod is not a threat to sw commercial shoplots/businesses.
what my statement meant was skypod (tower 1 & 2) is a threat to sw RESIDENTIAL units.
was commenting exclusively on residential TENANCY market only.
notice that the earlier post did not touch on commercial shoplots at all?
*
There is nothing to compared skypod with sw. Why would them move to skypod which based apartment style n nothing to offer like in sw

lowering rental when there is an oversupply (created by skypod)? that goes without saying..its common sense dude!
this adversed reaction alone clearly demonstrates that skypod will be a threat to sw when an additional stock of 600+ units become available along the golden mile.

though ur type A at 1350 sf has bigger b/u (n cheaper rental) but skypod's smaller type A 1248 sf (tower 1) is dk which is more tenant friendly wor. moreover, there is nothing to prevent skypod owners from following ur act (i.e. reducing rental) rather to leave it empty.
*
Skypod will a threat to Putramas aptmt which currently getting good rental from student.

Actually the size is not that small and easily beat normal 99 speed art. It occupied the entire one side ground floor ( 5 unit ground floor unit with quite a good depth ). It should be sufficient as a neighbourhood smkt.

I don't have any complaints from my tenant, since my unit is facing the housing estate. What the properties owner need to do is replace the window glass with double layers & sound proof to avoid sound pollution. Living in big & congested cities, you often faced noise pollution. You can't have the best of everything. If you complaint about noises, you can opt to stay in a bungalow or landed property near the Hutan Simpanan in Bandar Kinrara, which you need to fork out above RM1.5million. The choice is yours....

R3, the best block among the 3... Mxxxxx is much much better than the others. Unplugged version most of the time.

True, but sometimes u got to realistic. Not many places could offer like in SW. Those buyers will need to unite. There have been some progress.

Well, for those who can't bear with the noise level, they can always opt for units facing the hills.

On the other hand, I personally know a few people who purposely bought unit facing the retail shops probably because they prefer the view and are willing to accept some level of noise as a trade-off.

I believe those units facing the retail shops will always have their demand. They are not selling cheaper, are they?
*
Yes unit facing ldp still my preference as units facing inside are all ordinary. Nothing special

That provision only applies to  managing agent appointed by COB in the absence of JMB.  It has a lot more power than general facilities management eg. signing of cheques, etc.  Our developer is only providing general facilities management services rather than a managing agent services.

Could jmb look into blocking of walkway and ask the shop to remove the tables.

Absolutely agree. I tried visiting this place a few times. I only found a way in a few weeks ago when I had this bad experience of locating the restaurant. No proper signage of which block is which block, bad direction from security guard which took me to Timbuktu and finally took me 20 minutes to locate restaurant.

Until today I still do not know where the heck is the main entrance or main facing direction of SW. That's why I told myself never to visit this idiotic place again.

The signboard in fact is located almost everywhere. I meant once u reached ground floor, it is all there for u to see.
