why only owners?
seller pays the fees.
buyers normally look for agents to get good offers.
interested to know why you want to go direct.

Bargaining chip. The savings that the seller would get from "bypassing" the agent could be passed on to the buyer.

In the US, up to 30% of all transactions are direct; in fact "FSBO" (For Sale by Owner) is an industry term.

I personally would rather go through a reputable agency though. In some industries (i.e. second hand cars) FSBO seems to be an attractive model. But not property - at least here in Malaysia. smile.gif

alright. make sense. must have buyer/seller nominated lawyer to hold the deposits. can't simply based on trust nowadays. thank you.

Good point on the deposit - I wonder if there's any escrow service for this. Might be a good business opportunity, too, for the motivated!

Thanks for sharing the blog. Sometimes the success or failure of a place depends on the mentality of the people living there & surrounding area. Why people drive miles through massive jam to get to their work place? Those who are small entrepreneurs should think of relocating to Setiawalk...renting both condominium as residence & SOHO for workplace. In this case, they will save time on driving & can chill at the F&B outlets. Insurance agents, ID designers, lawyers, audit firms, financial planners can do business there. Ample parking space will make parking easier. Owners of shops & SOHOS can make their packages attractive by offering few months free. In a forum, participants should think out of the box & enhance the quality of the property.

Wow again SP Setia comes to the rescue. Previous years LDP connecting to Bandar Kinrara was extended by Island & Penisular. I wander whether IOI got built any new road to ease jam?

1. Previously the road opposite Giant at bandar puteri was a traffic light. IOI upgraded lebuh puteri to have a flyover. This is a half hearted upgrade job.

2. The back road connecting puchong jaya industrial area and pusat bandar puchong was a 50-50 % split between IOI and SPS.

3. IOI is supposed to do another upgrade for the road entering/exiting bandar puteri. Details not revealed yet. Hopefully it's not another half hearted job.

Durng the weekend and the usual morning rush hours, It is more congested at Lebuh Puteri's flyover (to LDP) than Sunway toll

High traffic at SW during weekend. Now cars have to drives all the way to the back before can enter car parks. (looks better flow to me)
