I also have not details, only info is location near Citta Mall and the developer is Weida

Seems like this is the marketing strategies nowadays, create suspense...

Reveal too much one shot no shock...like this more sexy

Or they haven't got AP yet...

This Weida is listed on Bursa, FY 2013 revenue RM383m and PBT RM28m

Some info on the products

1. 2 rooms 815-970 sf
2. 2+1 rooms 1028-1068 sf
3. 3 rooms 1152-1282 sf
4. Duplex 1133-1976 sf

Size is not bad...looks like near to Pacific Place

Weida has an upcoming project in Mont Kiara (hopefully MK proper)

Looks like this area all restricted to 15 storeys due to nearby subang airport

Same for Nova Saujana, Verde and Aragreens...Oasis also

If cannot maximize height sure the developer maximize on psf price

But on the other hand lower density for own stayers

Ara Damansara no longer attractive.

Went to Citta Mall the other day, a lot of shop is so-so only. Tropicana City Mall & Paradigm is much much better than this one.

Despite the traffic jam everyday along the old Subang airport road, plus competing with other properties surrounding Ara Damansara (Verde, Ara Greens, Oasis, Saujana etc) not sure what else investors are looking at here...

Ara Damansara still considered attractive

1. High class freehold and quiet residential area
2. Actually the park next to Seri Pilmoor is not bad and can be turn into like the Central Park in DPC but don't understand why Sime Darby has no such passion as they still own many land in this area
3. Upcoming Tesco in 2014 should bring some commercial activities but disappointed that Oasis commercial still slow to take off although now quite packed during office hours with all the Sime Darby people, even start to sell season parking
4. Surprise that fund related to Superman Li who bought into Citta Mall has not done much to boost it
5. Upcoming 2 LRT stations nearby at Pacific Place & Eve Suites
6. The future retail space at Nova Saujana managed by Pavillion
7. Sime Darby medical centre nearby just like the one in DPC
8. Peaceful traffic during weekend for residents unlike places like Kelana Jaya Paradigm area or Kota Damansara area
9. Considered well connected by various highways and in between PJ, Subang and Shah Alam except for the jammed Jalan Lapangan Terbang
10. If you go to Sime Darby sales office there, they have plan for more condos, Auto City, another mall etc

But admittedly the tenancy market still weak...haha

SHC project will be leasehold and launching date should be somewhere next year. Heard that the price will be somewhat more than 700psf

Although mall seems unhappening, but pls check with their sales rep from chain outlets such as chillies, papa rich, Harvey Norman. You would be surprised that these outlets are among the top 5 performers compared to other outlets. Ara damansara people really got molar to spend.

Another launch in Ara Damansara.... Funny.....

Years ago.... Launches this side are known as Kelana, (ie Puncak Seri Kelana, Puncak Nusa Kelana).

Hope the site is not on the empty land which has the small fishing pond...... And it is just next to the traffic light....

Yup... Chili is packed for dinners... Guess the crowd come from around ara and saujana.... not to forget papa rich, Mc D.... How I know? I prefer to go to citta for thoe restaurant as got easy parking....

The price of RM 650 psf is considered not bad as compared to other new condominums nearby such as aragreens, Amaya, Jazz, etc.

Citta Mall is a convenient place for most people there to just go have dinner after a tiring work day. I prefer Oasis Sq.

This place looks really pleasant w d water features & all. I frequent Bad Boy Cooks & Rakuzen... Been to Royal Flush only once. Theres another restaurant behind named The Wok serves decent & affordable Chinese food. thumbup.gif I'm hungry again, damn.

Bad Boy Cooks not bad...hope to see the place filled up with more operators (not only F&B) and bring crowd

Wonder how much is the rental of one of those restaurant unit, I think all kept by Sime Darby for leasing out

Not sure if SD is leasing them or not, but it's very nicely done. Too bad they'll soon charge parking.

Will still come here regularly, even after I move out of Ara ( just to play a part to the congestion wink.gif kiddin' )

For investment Jalan Ampang better but does not mean Ara Damansara no good

For own stay Ara Damansara better but does not mean Jalan Ampang not good for own stayer depending on the individual profile and needs

Both about same price psf but Jalan Ampang maybe 10%-20% higher

SHC - all the fans of this top developer will sure sapu clean at least the smaller units

Eve Suite - next to future LRT station but surrounding not so good (people call this the poorer side of Ara Damansara) and car parking all along the roads. Fully furnished so no product differentiation after vp. There were previous concern of construction delay

PP - also next to LRT station and super high dense with college/mall, early buyers looking at good profits now too late for late comers

Even at 700psf, i still feel Ara Damansara is a valid option for investment outside KL CBD, strategic location, easy accessibility, upcoming malls and LRT stops.

there were once i met my client at oasis square, then i use the route in ara damansara to go out to Kelana Jaya (using tunnel, bypass from LRT depot there). it was tremendously smooth leh. but i stuck in LDP jam afterward also la.

Airport Rd & also LDP. Yes, like u said, the tunnel rd is usually clear. But during after work time, the traffic lights area (where Urbana is rumoured to be) can be very congested. Jam can go as long as where the tunnel starts rclxub.gif

If base on the built up size posted earlier, RM650psf may applicable for the bigger unit, so the smaller unit could reach RM700psf or more ....
Maybe with some promotion package ?

I think so. Normally developer will do so.
RM700psf x 815 sqft = RM570,000

With the current rental i check from iProperty.com for Puncak Nusa Kelana @ RM2,000 - RM2,800
5%++ rental yield just fair enough
hopefully the package would be attractive

Bought it way back from developer. RM260K for 1330+ sf mid rise. Sold last year at RM520K.

Should hv just kept it to rent or store belongings hahahaa...

Titijaya's past record doesn't really fare too well, and I might add in the high density as another minus factor.

SHC is a proven name while Weida is the new boy in town but again it's hard to compare when not much info is revealed.

For H2O, the high density is a concern and developer past track record

For Urbana, need to know more on product details

As far as I know, the area where SHC & Urbana is NOT Ara D'sara. Citta, PNK, PSK all dont carry the name Ara D'sara in their address.
New projects there verbally called it Ara for marketability only.

As for land type, SHC & Urbana is confirmed LEASEHOLD. whistling.gif

These 2 condos r old & very basic design. Cant compare to new ones like SHC, Urbana & H2O.
Thing is, PSK is really old & run down... badly maintained & 80 more yrs to go on the lease? PNK might just fetch up to 500psf, not PSK.

On the contrary.... if PSK, PNK and Urbana all in the same place, to me i think that Urbana and PSK will benefit at the expense of PNK
i) Urbana = differentiation pricing market
ii) PSK = cost leadership market
iii) PNK = "stuck-in-the-middle" / "neither-here-nor-there" market (?)

But think PNK still has fighting chance if Citta Mall manages to carve a good niche for itself.... (then it will also be "differentiated" and hopefully can command some pricing)

Appreciate views from all...

Also, somehow i feel that PSK will be "thorn in Urbana's side" rather than the other way round (hence more likely PSK price will trade up rather than fall flat on its face).... Thoughts anyone?

Weida is new player in the market. More manufacturing of plastics based in Sarawak.

This is a good piece and they should do well. Pricing wise, RM650 psf is pretty attractive. They will definitely do a good job to establish themselves.

The MK land is more towards the Segambut Dalam side. Not exactly MK per se but still can pinjam the name. Address wise, unsure if will carry MK or not. I suspect can.

Believed Citta Mall will face competition from Tesco when it open next year, Tesco structure already almost complete. Aragreens will have walking distance to Tesco and its commercial Aragreens Village which would have fine dining too. Nova Suajana will also have F&B managed by Pavillion. By that time, Oasis Square would also have more operators...

How come HK Superman Li bought Citta Mall but didn't do much to boost it?

When Pacific Place vp, this part of town will have heavier traffic...foresee cars parking at the road shoulder...haha...

Actually do we want citta mall to become one utama? Meaning you have to fight and become kiasu to get a parking spot. I like to go to citta for grocery shopping, eat at papparich and sometimes chilli's. To me, it's how a neighborhood mall shud be - easy parking, not too crowded with ppl from other places and reasonable number of shops to do basic stuff. I dun get the comment that citta mall is "dead" or "boring". Perhaps our benchmark has always to be midvalley, OU and pavilion? The relatively quiet scene is what selling Ara Damansara right now. It's just a matter of striking the right balance between what developer is trying to sell and what we perceive to be the fair value of this area.

My2c about Ara Damansara overall.

Overall I like Ara Damansara. Accessibility to major roads are good albeit the traffic congestion along Jalan Lapangan Terbang during peak hours.

My biggest concern is the developer. This is their maiden project. They have no prior experience in property development.

Only concern is the traffic flow in and out of the building. Coming home from Subang Jaya side, I will need to take the U-Turn below the fly over which can be chaos during peak hour. Pacific place is just near by the site.. wonder how is the crowds there.. I believe mostly are student from SEGI..
I like Ara Damansara is because of its coziness at night, not too crowded and less traffic.. smile.gif

There is no common toilet for the small 807sf unit. If you have visitor, they will have to use either the toilet in the master bedroom or the 2nd bedroom.

Another downside is there's no yard for the small unit.
Once you cook sambal belacan, your whole unit will smell belacan.

It is not walking distance to either Citta mall or LRT station. At least, I think it is not walkable distance to us Malaysians..

The upside, I like the fact there's 2 carpark for the small unit. Density is 356 units...consider low for current standard.

I went to the sales gallery yesterday, no more non-bumi unit. Left only bumi units.
There's waiting list for the non-bumi units.

I think the official launch is supposed to be 28th Sept.
No more units..how to increase price? .. unsure.gif

I am wondering why the good response?
It is not exactly cheap.. compare to PNK and PSK...
Is it due to its lower density and 2 carpark? What other USP is there?

It is not walking distance to either Citta mall or LRT station. At least, I think it is not walkable distance to us Malaysians..

The upside, I like the fact there's 2 carpark for the small unit. Density is 356 units...consider low for current standard.

I went to the sales gallery yesterday, no more non-bumi unit. Left only bumi units.
There's waiting list for the non-bumi units.

I think the official launch is supposed to be 28th Sept.
No more units..how to increase price? ..  unsure.gif

I am wondering why the good response?
It is not exactly cheap.. compare to PNK and PSK...
Is it due to its lower density and 2 carpark? What other USP is there?

actually it indeed boom.
only commercial didn't boom.
and maybe that is exactly what they wanted. peaceful residential feel.
for commies, it's just a short drive to the bustling KD.

link houses from RM1mil up, no play play hor.
be wary though, i'd received reports that crimes are pretty high in this part of town. even with the makeshift gated and guarded scheme.

The 2 bedroom unit they said all sold out for non bumi lot.. only 3 bed room with 1173sf above available and its limited .. price from RM650 psf , 3 car parks.. I try to take pic and upload later smile.gif

I went to see the Titijaya project H2O as well yesterday.. any dai gor seen H2O ? Its seem very high density and small.. only 1000sf but can accommodate 4 bedrooms.. wow.. definitely a good layout to rent out for bachelor or working adults.. but not really comfortable to stay( for me tongue.gif ) Even the SA said its targeting the investor for long term rental collection. Price from RM750 psf, 1000sf is about RM750K, montly installment is about RM3k.. so the expected rental should be RM4K? haha.. the maintenance is RM0.45 psf le.. not cheap.. cry.gif

Looking forward for SHC project.. location just behind Citta Mall.. seem good too.. but I think his price will be expensive as well.. cry.gif

If not mistaken, the SA did mentioned about the 2+1 bedroom unit, still have, but facing ara damansara. Not sure if bumi or non bumi lot.

Then they will lose lot money too.. as they already spent so much in promoting the project.. show unit done nicely.. Its their pioneer project venturing into property development industry. I think Sarawakian will not give up so easily la hmm.gif

There will be 2 big projects coming up to compliment AD as a whole, they are Makan Bazaar and Big Box Boulevard (BBB)

Makan Bazaar focus on F&B aspect while BBB on commercial aspects

Makan Bazaar will center in Oasis Square with an investment of RM117 million and will serve as a focus point for tourist to experience food from around the world : Western, SEA, Middle eastern, Eastern and etc.

Hi all,

I am currently under the waiting list for the smallest unit just in case there is any dropout case. Would really appreciate it if those who has bought the unit to share their view on this project....

As for me, I personally don't have the "wow" factor for this project. But due to the future development in AD and the close proximity of this project to future LRT couple with acceptable entry price with DIBS, I would consider this project. This is only my limited knowledge in property as I am just a beginner.

Pls correct me if I am wrong. Pls share your view too...

From what I know the smallest unit should be somewhere 590+k - 620+k before discount.

Since you are in waiting list, are you eligible for the 5% discount? (which is very little sweat.gif ) you might want to clarify with them.

Maybe that's the reason why high density unit open block by block?

To "follow" as the market price "increased" and always making sure 70-95% booked.

Dear lgs,

Yes, I have checked with the SA. He said I will still be eligible for the 5% discount. I'm still waiting for lower floor unit bcuz each floor differences is RM5K. I was told they still got few units on the highest floor.

this is because it's a commercial property, and that explains the higher maintenance fee compared to residential property.

Sifus, on a semi-related topic. How will Urbana affect the surrounding older condos like Puncak Nusa Kelana and Puncak Seri Kelana? Will there be a tandem increase or ppl would rather have a new place and shy away from the old, taking into consideration its leasehold?

just like how Glomac Centro in is affecting the price of Puncak Damansara, the latter's price had increased around 70% since 2011.

PSK is kinda run down... No appeal. PNK a more decent buy IMO. But these 2 can't b compared to newer & better looking developments around it.

Anyhow, I think AD has great potential smile.gif , after all , this is the empty land left for PJ province.. Or may be can think about S13 re-development as well.. Plenty of new up coming project there. Another PJ centered location rclxms.gif Im eyeing on the Pacific Star new tower launch and the Sime darby new launch there.. wonder how much they will set it blink.gif

Anyhow, did anyone bought Urbana here? It seem like most of the buyers are Sarawakian le, not sure true or not? brows.gif

went there last sunday and wanted to get myself a 807sqf unit but all sold out, so now i am in the waiting list, being bad-hearted now and hoping that someone cant get their loan approved!!

package is pretty standard:
1. DIBS, free S&P legal fees
2. 5% rebate
3. kitchen cabinets with hood & hob,
4. engineered wood flooring for bedrooms
5. aircons for bedrooms
6. water heater for master bedroom
7. 2 car parks for those with 2 rooms, 3 car parks for 3 rooms (if i am not mistaken)

To be completed in 2016, i quite like the layout of the 807sqf unit as it gives more space and flexibility to renovate it~ not really sure of the rental return though, since it is pretty near to citta mall and the lrt station, i suppose it shouldnt be too bad

free build in kitchen cabinets, hood and hob, washing machine(with dryer by ariston). full ceiling cabinets for 1 of the rooms, bath rooms taps, bidet, raindance shower all by Johnson Suisse. Free 3 or 4 airconds, at least 2 carparks.

The 2 main flaws in the 807sf layout is without a public bathroom and yard. However, I do like the show unit for the small unit, looks cosy and homely. You might want to add the 2 parking provided as another selling point as well.

Could be a flaw or could be a selling point, since i will be renting it out, having a public toilet are normally quite a hassle for rental units and i've had problems like nobody would wanna take up the responsibility of washing that toilet mad.gif , IMHO, added that into my points, thanks for reminding!

Many talk about buying to rent Urbana and also H2O

Wondering if this is a sound strategy since so many units coming on stream now with many "investors" looking to rent...

At a psf price of rm650-rm750 psf I think likely difficult... Small unit only rental income can expect 2.2k to 2.5k?

Older more "average" condo ie psk got cost advantage for rental market (even pnk rental market already quite slow already)

So really can buy to rent?

Appreciate views from all.

My comment is based on my visits to both condos recently. I won't stay in PSK for sure... Feels like living in flats, sorry. PNK on d other hand, esp the low rise ones, looks much better & cleaner. Landscaping is also better. I sold mine only last year, which I think I should hv kept it instead.

Hi, I bought this Urbana 807sqft. Low floor level 6.
Loan already approved. Signing this week.
Bought it for a few reason, LRT, city's mall, cheaper psf, future prospect of Ara Damansara.

Yeah, it is designed in a way that it can be renovated with little cost and make a dual key if necessary.

My Oasis Ara Damansara Studio also rented out at 1500 partial furnish 1 year ago.
I think 2500 is doable for 2 bedroom in 3 years time.
Other freehold projects are selling at higher psf last year and coming soon. That is why this project is sold out... SHC project would not be cheap from what I heard.

If your investment is with a long term view and someone is buying base on affordability and calculated risk, property is a good investments vehicle. It's just how much you make end of the day, make more or make less, but you still make.

The only thing I don't like is they do not have a small yard but it's still not that bad.

800+sf with balcony is very little, maybe you should check how many available units have not signed SPA to understand the possibility.

Took cimb blr-2.4 cause its a full flexi. I prefer full flexi and dun mind paying rm10 monthly for acc maintenance.

Why RHB 30 years? I believe you can go for 35 years, but RHB only offer semi flexi.

Yup, definitely more convenient but remember don't put in anything during development, unless you want to save money for developer.

I think S&P disbursement fees is RM500, loan not sure.

maximum still 35 years, however to get a better loan rate, they only able to give me 30 years.

RHB - Semi Flexi
CIMB - Full Flexi (although the rate is slightly higher but it is fully flexi package where allowed you to save more money in long run)

Can I ask, if bumi bought the bumi unit, is always considered bumi lot ?
Then maybe can consider let the developer seek authority to convert to non bumi lot and pay the premium. Of course the buyer need to pay higher then.

Because I opined bumi lot is tough to dispose

every developer have their own risk. if you want to play safe, I would suggest you look for properties develop by big developer like IJM, SIMEDARBY, SPSETIA and so on

Just check my clicks last night. Developer claimed already the next 10%. So it stands at 20% completion now. Have to start paying the interest by 1/6/2014.

To all future Urbana owners.
I've went to tm already. We have coverage on our area obviously but ports have yet been install.
We really need unifi.
So if u get a chance go to any tm outlet and request for demand letter form. Fill it up and submit.
So that tm can speed up if they see numerous people from our side wants unify in our building.
Can get the forms also in the management office.

However, I would recommend TIME fibre internet since it is cheaper & faster. Their service only available on high rise buildings.

TIME offers 100Mbps package for RM149/month while Unifi offers 30Mbps package for RM199/month.

Would be great if all Urbana owners here can help fill up this TIME new coverage online form:

3. I've slight concern on security at the development. I was driving past the other day and stopped for a chat. Asked the security guy how many are on duty and was told only 2 guys on night shift. Hope they really beef up security as this was their selling point.

4. Any news on road widening especially at the main intersection? As is it gets pretty congested during peak hours.

Good to see this thread coming back alive with more active owners now.

1. Yeap. I've checked the surrounding buildings and most of them are within TIME's coverage (e.g. Symphony office building, Puncak Seri Kelana condo, Puncak Nusa Kelana & Citta mall). Hopefully Urbana will be included. We just need more owners to fill up the online form to indicate there's demand for TIME internet services.

2. Handover experience was good. You will be assigned with a Weida staff and he will take u to a tour around the facilities, your car park, your unit, cross check lighting points & etc. Most importantly, call them to make an appointment asap. From what I was told, appointment has been fully booked for 2 weeks.

3. Good findings. 2 guards are certainly insufficient. Will try to find out if more guards will be added once more ppl moving in.

4. Didn't notice any road works. Are there any road widening works being planned?

I'm very certain there is. As Jalan PJU1A/4 is now only single lanes (2 way street) which on one side runs along Potpourri development and connects to the big loop where H20 and
on the other side is a widened road (40') road running along Evolve etc.

Need to get hold of Traffic Impact Assesment (TIA) copy and all info should be there. With future developments hugging this street & I foresee this road to be main access to LDP

LINE will be better in terms of privacy (doesn't display your contact number) and it allows members to create 'Notes' on the group chat (we can use this feature to inform all owners for any new updates/announcement from Urbana).

I've just surveyed and here are the maximum members a group chat can accommdate:
1. WhatsApp - 256
2. LINE - 500
3. WeChat - 500 (Once group reaches 100 members, only those users have linked a mobile number can be invited to join the group)
4. Telegram - 5000

Urbana Residences has 356 units. Assuming all 356 owners join the group chat, LINE or Telegram would be ideal. I will leave it to the majority.

You can't change the land title from commercial to residential before the tenure completed.

That was because the developer initially apply for commercial title to build more units.

What can they try to do is to change the electric tariff from commercial to residential, but water tariff can't be changed.

I'm sorry I'm new to this. Would the commercial tariff be more expensive ? Common sense it will be but to put in in numbers wise. How much more expensive will it be? Tried googling the ans but it's still a lil blur for a noob like me

Generally I was told they will be about 30% higher than the residential tariff.

if its the latter.....developer should help to convert rates bcos they will be used as resi.....

cant help much on cukai pintu and cukai tanah. Cukai tanah will be paid by mght....or RA.

may I know is there anyone else facing piping leaking issue?
I am interested in urbana, went to check out one of the unit, saw water mark on roof caused by internal piping, a bit concern about this, would like to know if it's a known issue of the building or just specifically that unit has the issue.

Hi,

Anyone face issue of not receiving their electricity bill from TNB for their unit for the past few months?

I lodge complaint to TNB today and they claim this issue is affecting all Urbana units and a few other condos nearby as well due to some billing system migration recently, AND they don't have timeline on when rectify this issue.

Is anyone else facing same issue as me?

Workmanship n quality seems decent. Best to call developer and subsale agents regularly. There will be some desperate owners to offload given that ara has heavy supply of newly completed condos.

I bring up an old post cos some say ara condo prices are running through the roof.

With LRT complete,

PSK prices are HALF of 800-900k
PNK is about 580k

Urbana which is a great product has hardly appreciated 7% since 2013 not taking into account vacancy, interest and the likes.

Now some say potpuri will do well at 1kpsf!!

I've visited the Urbana 2R2B, but I find the design abit weird, the kitchen area has no window, so I was thinking if I'm going to cook then my whole unit will be very smelly. They still have some developer units left but the price is quite high, still consider about this

Potpurri is super overpriced imo. but everytime when i pass by there, i was so attracted by their design and outlook. looks very impressing and nice

cannot expect too much when a unit is only 800 sqft. it's more or less a big 'studio' unit.

I stayed at such unit before and do cooking, it didn't smell at all after the door is open.

Heavy cooking I'm not sure though.

Yes i know, i mean since wan to install water heater, if low pressure, i may need to get a water heater with pump, if good water pressure, i just get it without pump. So is the water pressure of urbana good ? For middle floor
