Ryan Chua is a bit negative on this project. So not sure true anot. Anyway, it could be sticker game nowadays.

Yup. Agree. Many stopss since 2 3 yrs ago. I also surprise to see so many people flood into bk jalil projects, ddd.

But most of his collection this yr are not expensive property. Some for own stay.
The Holmes, casa green, the park, tropicana....

I think most people are foreseeing lots of supply of properties out there, rental would never catch up with bank repayment, own stay or investment is the key point, bk jalil project i can see mainly they buy for own stay due to location is considered near to kl. Investment is already out for most areas, you won't gain much as now it is at bottom cycle, buyers will select most reputable developers as during economy recession, financial stability is the key for projects that would not fail, stuck or delay,that can give the buyers piece of mind.

I don't believe 100% what they say when it comes to this. It was also in the news (edge i think) the dir said will release the other towers soon besides the current one they are launching (block C). Obviously block B is open for booking now, A not yet because B still has many units. Believe block C there are people cancelling as well.

the approved layout plan no was stated on the first schedule, and I did check with lawyers and architect that apparently there isn't such requirements that architect signature has to be on the plans.

Ya. Its seems requirements has changed, not like last time when i sign snp to purchase property. Just don't get it why architect not just sign or seal with stamp to show that it is approved layout since no. has stated in first schedule..

yea.. actually with the new HDA regulations since 1st July 2015, quite a lot has changed. Now, once we get our keys, we get our strata title too. that's why we won't have DMC agreements for Novum. Am actually quite happy that Novum is according to the new agreements. worth the wait for spa signing! wink.gif

indeed the new HDA act is favorable to buyers, so once we get our key, will straight away get MOT charged, developer need to get it processed. Now government is demanding the collections as fast as it can cos our government is short of monies now..everything price increased and collections of tax tighten up..
but by looking at the other side, it may affect developer to deliver quality products if developer is finding ways to maximize profit or minimize losses.. the first thing when i see the approval layout are not stamped/or certified, my feeling is developer may try cutting costs or modifying some plans. BUT again, which developer does not do this nowadays..especially now economy is getting into recession cycle, risk is there, perhaps that is reason the developer may charge higher maintenance fees to get the financing..

Is ur unit SoVo or Serviced Apartment? Thought DMC should be there to ensure that those who bought SoVo only use it for residential purposes?
